Job Summary In a safe, efficient, and professional manner the Maintenance Technician II completes required PM's and repairs commercial and industrial facility equipment. The technician is an excellent communicator and has exceptional follow through capabilities. This position will be crossed trained and utilize a “flow to the work” concept. The technician will exhibit an ownership attitude. Essential Duties & Responsibilities + Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, etc. + Conducts shift rounds (regular checks of systems and equipment to identify issues and document performance). + Competently maintains, troubleshoots, and performs substantial equipment repairs. Works independently and as part of the facilities maintenance team to: + Conduct inspections/evaluations of operating characteristics such as speeds, pressures, vacuum, or vibration, and features such as wear or replacement of expendables (belts, hoses, fluids, filters, etc.). + Perform preventative maintenance, including diagnosis of malfunctioning apparatus and/or systems such as: + HVAC equipment, fire life safety systems, plumbing, and electrical systems. + Transformers, motors, motor starters, MCC panels/circuits, variable frequency drives; replace damaged or broken wires and cables. + Dock equipment (overhead doors, dock levelers, dock locks, and seals). + Building and parking lot lighting, photoelectric eyes, emergency/exit lights, and 120-volt outlets for exterior building lighting. + Repair systems and apparatus as noted above. May include rebuilding pumps, steam traps, valves, electrical/pneumatic solenoid devices. May paint walls, fix leaks or stoppages in plumbing, repair or replace sinks, piping, valves, or drains. May maintain electrical controls, lighting, and distribution systems. + Performs administrative tasks such as parts ordering, purchase order creation, vendor management, and participation in job/project meetings. + Documents work results in the CMMS, analyzes findings, and recommends updates to preventive maintenance (PM) lists. + Communicates effectively with coworkers and customer staff to ensure all aspects of work requests are understood and that customers are informed about work status and completion dates. + May manage maintenance projects, including complex equipment repairs, and provide guidance to subcontractors of facilities services. + Other duties may be assigned as deemed necessary by the Site Manager. Qualifications Education + High school diploma (or equivalent) required. + Preference given to candidates with some undergraduate business or trade school training. Business Experience + Minimum of 4 years’ experience and/or training in mechanical, electrical, plumbing, and carpentry applications. + Equivalent combinations of training, education, and manufacturing maintenance experience are acceptable. Licenses/Certifications + Valid driver’s license. + Fork truck operator’s license. + JLG operator’s license. Language Skills + Ability to interpret written, oral, diagram, or graphic instructions. + Able to understand safety rules, operating/maintenance instructions, and procedure manuals. + Can write routine reports and correspondence. + Working knowledge of MS Word, email communication, and maintenance-specific software (e.g., Building Automation, work order systems). + Able to speak effectively before groups of customers and/or employees. Technical Qualifications & Skills + Proficiency in the use of hand and power tools. + Ability to disassemble/reassemble fixtures, fans, pumps, HVAC, and other building-related equipment. + General plumbing, electrical, and carpentry skills. + Understanding of building systems and operations, including HVAC, plumbing, electrical, and life safety systems. + Competent in operating forklifts, scissor lifts, and aerial lifts. + Ability to operate personal computers, cell phones, and tablets. + Adaptable to changing priorities and capable of maintaining productivity and quality standards. + Willingness to support non-standard schedules and weekend work as needed. + Strong problem-solving and math skills, including the ability to calculate percentages, area, circumference, and volume, and apply basic algebra and geometry concepts. + Ability to address practical problems with limited standardization.
