    Job Summary

    In a safe, efficient, and professional manner the Maintenance Technician II completes required PM's and repairs commercial and industrial facility equipment. The technician is an excellent communicator and has exceptional follow through capabilities. This position will be crossed trained and utilize a “flow to the work” concept. The technician will exhibit an ownership attitude.

    Essential Duties & Responsibilities

    + Abides by all safety guidelines, including OSHA regulations, lock-out/tag-out, etc.

    + Conducts shift rounds (regular checks of systems and equipment to identify issues and document performance).

    + Competently maintains, troubleshoots, and performs substantial equipment repairs. Works independently and as part of the facilities maintenance team to:

    + Conduct inspections and evaluations of operating characteristics such as speeds, pressures, vacuum, or vibration, as well as features such as wear and expendable replacements (belts, hoses, fluids, filters, etc.).

    + Perform preventative maintenance, including diagnosing malfunctioning apparatus and systems such as:

    + HVAC equipment, fire life safety systems, plumbing, and electrical systems

    + Transformers, motors, motor starters, MCC panels, MCC circuits, variable frequency drives; replace damaged or broken wires and cables

    + Dock equipment (overhead doors, dock levelers, dock locks, and seals)

    + Building and parking lot lighting, photoelectric eyes, emergency lights/exit lights, and 120-volt outlets for exterior building lighting

    + Repair systems and apparatus listed above, which may include rebuilding pumps, steam traps, valves, and electrical or pneumatic solenoid devices.

    + Perform general facility repairs such as painting, fixing leaks and stoppages, replacing sinks, piping, valves, or drains, and maintaining electrical controls, lighting, and distribution systems.

    + Perform administrative tasks such as parts ordering, PO creation, vendor management, and attending job/project meetings.

    + Document work results in the CMMS, analyze findings, and recommend updates to preventive maintenance lists.

    + Communicate effectively with coworkers and customer staff, ensuring all aspects of work requests are understood and customers are informed of work status and completion timelines.

    + May manage maintenance projects, including complex equipment repairs and providing guidance to subcontractors of facility services.

    + Other duties may be assigned as deemed necessary by the Site Manager.

    Qualifications

    Education

    + High school diploma (or equivalent) required.

    + Preference given to candidates with undergraduate business or trade school training.

    Business Experience

    + Minimum of 4 years’ experience and/or training in mechanical, electrical, plumbing, and carpentry skills/concepts.

    + Equivalent combinations of education, training, and manufacturing maintenance experience are acceptable.

    Licenses/Certifications

    + Valid driver’s license required.

    + Fork truck operator and JLG operator licenses required.

    Language Skills

    + Ability to interpret written, oral, diagram, or graphic instructions.

    + Proficiency in interpreting safety rules, operating and maintenance instructions, and procedure manuals.

    + Ability to write routine reports and correspondence.

    + Working knowledge of Microsoft Word, email communication, and maintenance software (e.g., Building Automation Systems, CMMS).

    + Strong verbal communication skills to effectively address groups of customers and/or employees.

    Technical Qualifications & Skills

    + Proficient with hand tools and small/large power tools.

    + Capable of disassembling and reassembling fixtures, fans, pumps, HVAC, and other building-related equipment.

    + Demonstrated knowledge of plumbing, electrical, and carpentry practices.

    + Understanding of building systems and operations, including HVAC, plumbing, electrical, life safety systems, and building envelope.

    + Ability to safely operate forklifts, scissor lifts, and aerial lifts.

    + Proficient in using personal computers, cell phones, and electronic tablets.

    + Able to manage dynamic priorities and adapt to changing customer expectations while maintaining high-quality standards.

    + May be required to support non-standard schedules, including weekends.

    + Basic math and geometry skills, including the ability to calculate figures such as discounts, percentages, areas, circumferences, and volumes.

    + Strong problem-solving abilities with the capability to handle situations with limited standardization.
