    Job Overview

     

    Ebenezer is looking for a **Director of Property Maintenance** to join our senior cooperative at Becketwood Cooperative in Minneapolis, MN! This position provides general oversight, management, and supervision related to building maintenance for 200+ unit senior cooperative.

    This property maintenance schedule includes;

    + 80 hours every two weeks

    + Full time; Day shift

    + On call for maintenance Eemergencies

    Responsibilities:

    + Provides general oversight, management, and supervision related to building maintenance for 200+ unit senior cooperative:

    + Monitors the condition of & forecasting needs of repair/replacement of HVAC, energy management, life safety, security, fire, elevators, electrical and plumbing systems. May be asked to assist in other areas of the property as needs arise.

    + Oversees and supervises maintenance techs and housekeepers.

    + Manages preventative maintenance services/contract specifications in accordance with individual property guidelines.

    + Troubleshoots unique problems and finds solutions to building problems.

    + Purchases services and supplies for maintenance and housekeeping within budgetary guidelines.

    + Assists board of directors and appropriate committees with long range planning of capital needs, as needed.

    + Maintains accurate and up-to-date vendor resource list, as needed.

    + Seeks out contractors and solicits preferred pricing for cooperative.

    + Manages impending and future capital projects affecting the property, members, visitors, and staff.

    + Collaborates with Property Manager/Office Manager to develop and design communication program to effectively deliver important and needed information to staff, members and visitors.

    + Acts as a resource as follows:

    + Provides training to new maintenance and housekeeping staff.

    + Evaluates Maintenance and Housekeeping performance and addresses performance concerns promptly and appropriately using corrective action process.

    + Reports maintenance performance concerns to Property Manager.

    + Conducts annual performance evaluations of all maintenance and housekeeping staff. Submit all evaluations to the Property Manager.

    + Acts as a resource and subject matter expert to maintenance staff.

    + Educates/Coaches/Trains staff to be successful in performing job duties.

    + Maintains and implements an ongoing training program for all staff.

    + Assists Property Manager on maintenance issues, strategic planning, Cap Ex development, and reserve planning as needed.

    + Monitors expiration dates and renegotiates all building service-related contracts. This includes but not limited to: Elevator, Fire Alarm, Fire Sprinkler and Extinguisher, Kitchen equipment, Kitchen suppression, Landscape/Snow, and Mechanical.

    + Maintains personal continuing education and learns new and improved best practices needed to effectively manage the physical maintenance of building.

    + Works with key office staff in the turnover of units, properly billing clients, keeping proper records of the work completed in the units. Maintains current information for warranty purposes.

    + Provides for emergency and/or on-call response for cooperative:

    + Consults with Property Manager to ensure maintenance staff are scheduled to provide 24/7 emergency maintenance coverage.

    + Coordinates or facilitates on call coverage, as needed.

    + Serves as back-up to Groundskeeper for snow removal using skid steer (7500 York only).

    + Assists with promoting a safe environment for staff, members, and visitors:

    + Helps identify concerns as needed through inspection of building and grounds on a periodic and consistent basis.

    + Establishes and implements a full safety training program including training documents, videos, and MNOSHA training. Program must include all staff reporting to the Director of Property Maintenance and include a training log as to the training times and participants involved.

    + Required to wear high visible warning vest or other high visibility garment when operating skid steer (Performance Class 2 garment or greater as specified by ANSI/ISEA Standard 107-2004).

    + Provides training and ongoing learning opportunities:

    + Conducts weekly team meetings with maintenance and housekeeping staff.

    + Maintains and implements an ongoing training program for all staff as it relates to new products and services.

    + Maintains training log as to the training topic, date/time, and participants involved.

    Required Qualifications:

    + Three to five years of previous experience (with Supervisory Role)

    + Ability to use MS Office software (Word, Excel)

    + Project planning

    + Supervisory experience

    + Previous work with vendor relations

    + Organizational skills and attention to accuracy & detail

    + High level of customer services and interpersonal skills

    + Proficient verbal and written communication skills

    + Drivers License Current Driver’s License (in good standing)

    + Refresher certification every three years (7500 York location only)

    Preferred Qualifications:

    + Associate of Applied Science Vocational/Technical Training or Associate Degree – Industrial energy or related field

    + Five to Ten Years (with Supervisory Role)

    + Leadership and/or Supervisory Training

    + Class 1-C Boiler 1St class C Boiler Operator’s License
