HVAC Maintenance Technician (Full-Time, 12-Month Contract)

About the RoleTipton Community Schools is seeking a skilled, customer-focused HVAC Maintenance Technician with hands-on hot water and low-pressure steam boiler experience. This position monitors, operates, and maintains the District’s HVAC, boiler plant(s), and BAS (Building Automation System) to ensure safe, reliable, and efficient building operations that support student learning. The technician serves as theprimary contact for all HVAC and boiler operationsdistrict-wide.Key Responsibilities
+ Operate, monitor, and optimize district HVAC systems, hot water and low-pressure steam boilers, and the BAS; adjust setpoints, schedules, and sequences for comfort and efficiency.
+ Maintain and troubleshoot air-moving, heating, cooling, humidification, and filtration equipment and systems including: fans, heat pumps, gas unit heaters, forced-air equipment, furnaces, condensers, compressors, pumps, fan-coil units, and rooftop packaged AC units.
+ Apply all required safety precautions when working with electrical, steam, mechanical, and pressurized systems; follow lockout/tagout (LOTO) and district safety procedures.
+ Inspect electrical, mechanical, steam, and plumbing equipment on a periodic schedule to assess operating efficiency, identify potential malfunctions, and recommend corrective actions.
+ Diagnose and repair malfunctions on electrical equipment, appliances, lighting, plumbing fixtures, and HVAC/ventilation controls.
+ Perform and document preventive maintenance (lubrication, cleaning, filter changes, adjustments, and parts replacement) on electrical, mechanical, plumbing, and steam equipment per written PM procedures.
+ Process work orders: complete, verify quality, and return to the appropriate office with notes on parts/labor used.
+ Inspect and report building issues involving carpentry, painting, roofing, masonry, and plaster to determine corrective methods or escalate to trades/contractors.
+ Communicate effectively with school staff, administrators, and maintenance teams to support building operations and occupant comfort.
+ Maintain operating inventory of repair parts, filters, belts, and supplies; initiate reorders as needed.
+ Train and mentor apprentices, replacements, and other personnel on safe and effective maintenance practices.
+ Support snow/ice response, event setups, breaks/fixes, and participate in an on-call rotation as assigned.
Minimum Qualifications
+ High school diploma or equivalent; technical/vocational training in HVAC, building maintenance, or related field preferred.
+ Demonstrated experience with hot water and low-pressure steam boilers (operation, maintenance, and basic controls).
+ Working knowledge of plumbing, electricity, steam systems, and mechanical equipment.
+ Ability to read/interpret work orders, schematics, wiring diagrams, PM procedures, and O&M; manuals.
+ Proficiency with BAS navigation and basic programming/parameter changes (e.g., trends, alarms, schedules).
+ Strong troubleshooting skills and a track record of safe work practices.
+ Valid driver’s license and insurable driving record.
+ Ability to pass required background checks.
Preferred Credentials
+ EPA Section 608 Refrigerant Handling Certification.
+ Boiler operator/engineer license or recognized boiler training certificate (low-pressure).
+ Experience with CMMS/work-order systems and basic computer literacy (email, spreadsheets, BAS front-ends).
+ Previous facilities experience in a K–12, higher-ed, healthcare, or similar multi-building environment.
Physical & Work Conditions
+ Regularly lift/push/pull up to 50 lbs.; climb ladders; work in mechanical rooms, rooftops, and confined spaces.
+ Exposure to heat/cold, noise, dust, and steam; use of PPE required.
+ Occasional evening/weekend work for outages, weather events, or school activities; participation in an on-call rotation.
