Rise Modular, LLC is a leading construction technology company that designs, engineers, and manufactures full volumetric modular units for multi-family apartments and hospitality development projects. We are seeking a Modular Project Manager to join our high-volume commercial modular manufacturing facility, based in Owatonna, Minnesota.

The Modular Project Manager is responsible for leading Pre-Construction Services and managing project execution from the initial contract through site completion.

This role demands a high-energy, solution-driven, and detail-oriented professional capable of balancing: Client Engagement, Design Coordination, and Manufacturing Execution.

You will be the primary interface with Clients, Developers, and Design Consultants, supported by Rise's internal Design and Manufacturing Operations Teams. Success requires disciplined process management, clear communication, and consistency in deliverables to ensure efficient production of 3- to 5-story modular apartments and hotels

You will serve as Rise Modular's project lead from contract execution through site completion.

General & Project Management:

+ Act as the primary client point of contact for seamless communication and milestone tracking.

+ Manage project contracts, scope, budgets, and change orders throughout the lifecycle.

+ Lead internal schedule, milestone, and deliverable management across design, manufacturing, and site operations.

+ Oversee project costing and budge control.

Pre-Construction Phase:

+ Coordinate the project document hand-off from estimating to operations.

+ Perform material lead-time analysis and manage PO predecessors to maintain production flow.

+ Manage material specification submittals and construction specification documentation.

+ Develop and coordinate manufacturing deliverables and Production Readiness Reviews (PRR).

+ Prepare milestone meetings, agendas, and coordination with clients and consultants.

Manufacturing Phase:

+ Engage directly with the factory team throughout the manufacturing process.

+ Oversee cosmetic fit-and-finish standards, aligning client expectations with manufacturing standards.

+ Coordinate client acceptance of each module at the factory per contract documentation.

+ Support quality assurance and deficiency management during production.

Post-Manufacturing Phase:

+ Manage transportation sequencing, logistics coordination, and delivery tracking.

+ Support site installation, coordinating Rise Modular's scope of work to completion.

+ Conduct site walks and factory deficiency analyses to ensure final quality compliance.

+ Oversee chargebacks, change orders, and final deliverable closeout.

Core Project Management Synergies:

+ Project Planning: Define project goals, scope, and milestones.

+ Milestone & Task Management: Plan, document, track project tasks, and delegate effectively across cross-functional teams.

+ Issue Resolution: Identify and remove project blockers and make sound decisions.

+ Coordination & Documentation: Maintain trackers and project progress using PM tools.

+ Client Relationship Management: Serve as the liaison for all project stakeholders.

+ Change Management: Implement and control project changes to maintain scope and quality.

Required Qualifications:

+ 2-3 years of experience in wood-framed construction or modular/manufacturing environments.

+ Technical knowledge of material specifications and submittal management.

+ Proven experience with design team coordination and project scheduling.

+ Successful history of process development and risk mitigation.

+ Proficiency in Microsoft Office, project management software, and digital coordination tools.

+ Strong written and verbal communication skills, excellent time management, and organizational abilities.

+ Demonstrated collaboration skills and ability to build effective relationships.
