Summary
This position will ensure the overall vision and strategies of the system are exemplified in the enhancement of value in the physical, financial, operational and environmental attributes of the facilities for an assigned Region.
Job Duties
Landlord Leasing
a. Develop strategies to meet operational goals of the real estate department, assigned hospitals and system.
b. Market vacant space
c. Negotiate leases/renewals
d. Lease administration
e. Maintain accurate rent roll
Tenant Representation
a. Manage internal and 3rd party brokers
b. Represent THR Entities in transactions with 3rd party landlords
c. Source, tour and select sites
d. Negotiate leases/renewals
New Building Development
a. 3rd Party Development
i. Develop Request for Proposals (RFP) and distribute to qualified developers.
ii. Evaluate proposals and collaborate on the selection of the developer.
iii. Oversee development and construction process in collaboration of the project team.
b. THR Developed
i. Work with operations teams to find consolidation/growth opportunities
ii. Coordinate financial and operational analysis and capital request
iii. Source, tour and select sites
iv. Engage/manage Facilities Development for design and construction
Branding Development
a. Manage design (space plan) and finish (product) standards for outpatient health centers - THPG and Breeze
b. Create interior design and finish standards for THR-owned Professional Office Buildings (POBs)
c. Revise and implement corporate interior signage standards for POB's
Facility Management
a. Maintain and enhance the value of the facility
b. Ensure continuous operation of building.
c. Manage staff/vendors/contractors and their respective service agreements.
d. Perform regularly scheduled building inspections/reports.
e. Monitor work order system reports.
f. Tenant Satisfaction
Construction/Project Management
a. Obtain bids.
b. Engage architect and contractor.
c. Attend construction meetings.
d. Perform construction administration, when applicable.
e. Monitor construction expenses and progress.
f. Protect interest of the tenant and building owner.
Hospital Liaison
a. Keep assigned hospital contacts apprised of all real estate events.
b. Support assigned hospital leadership's values and strategies.
c. Be available for assigned hospital meetings.
d. Client satisfaction.
Financial Performance
a. Manage accounts receivable and corresponding reports
b. Manage operating expenses within budget and update variance reports.
c. Approve vendor/contractor payments.
d. Prepare annual and long-term operating and capital budgets.
e. Prepare Fair Market Value Rental Rate Survey.
System Projects
a. Work with and/or manage 3rd party consultants engaged by the system
b. Draft policies, procedures and processes to increase efficiency.
c. Develop RFP's and Service Contracts for Architects and General Contractors.
Education
Bachelor's Degree required. A degree in Business Administration preferred
Experience
5 years property management required
Skills
Strong interpersonal skills, positive attitude, and good judgment. Communication skills, both written and verbal.
Travel Requirements
This position oversees the North region of our portfolio which includes but is not limited to Plano, Allen, Denton, HEB, Alliance, Prosper, and Frisco
