    Job Description

    THIS MAINTENANCE/CUSTODIAL position will support the required management of this Madison Heights facility and apartment maintenance to maintain curb appeal and quality of property. Duties include supporting all daily and preventative maintenance needs in a 150-unit senior apartment community.

    Job Duties:

    + Assist in assessment, contracting and overseeing of community repairs.

    + Conduct property and apartment (inspections and reporting) with staff members

    + Assist in scheduling of turning of apartment.

    + Diagnose and solve maintenance issues in areas of electrical, plumbing and appliances.

    + Provide technical and project direction to contracted vendors.

    + Maintain major service and maintenance records.

    + Address ADA and environmental needs.

    + Work with the management staff in providing day-to-day maintenance needs of the community.

    Requirements

    General Requirements:

    + Property or equivalent maintenance experience.

    + Good written and verbal skills.

    + Ability to work under pressure, organize and prioritize responsibilities

    + Attention to detail, organizational, time management and problem-solving skills.

    + Basic computer skills helpful.

    + Must be able to lift/push 50 lbs.

    Specific Requirements:

    + Experience with plumbing, electrical, carpentry and HVAC services.

    + Ability to schedule and oversee multiple projects.

    + Basic understanding of building code requirements helpful.

    + Understanding of ADA and environmental requirements.

    + Some systems knowledge in Mechanical, Electrical, and Fire and Life Safety systems.

    + Ability to read, write and understand communication in English.

    + Must have ability to work with vendors and management staff.

     

    Work authorization/security clearance requirements
