    Job Details

    **Compensation:** Towne Park is committed to offering competitive, fair, and commensurate compensation. Actual compensation will be based on a candidate’s job-related skills, experience, education or training, and location. The annual base pay range for this position is $165,000 - $220,000 with additional commission.

    **Additional Compensation:** Employees may be eligible to receive annual incentive bonuses depending on their job classification and the policy guidelines.

    **Benefits:** Employees are eligible to enroll in medical, dental, and vision insurance, accident insurance, critical illness insurance, hospital indemnity insurance, and telemedicine benefits. Employees are provided company-paid basic life and AD&D insurance as well as short-term and long-term disability. Employees are also able to enroll in the company’s 401k retirement savings plan.

    **Paid Time Off:** Employees accrue 0.0654 hours of PTO per hour worked up to a maximum of 136 hours per calendar year. Employees receive 6 paid holidays throughout the calendar year and employees accrue up to a maximum of 4 paid floating holidays per calendar year.

    SUMMARY

    The Vice President, Commercial Sales is a high-impact sales professional responsible for identifying, pursuing, and securing new business opportunities across Towne Park’s commercial portfolio. This role drives revenue growth by proactively building relationships with property owners, developers, real estate investors, and operators. Reporting to the Vice President of Commercial Sales, this role requires an entrepreneurial and results-driven sales leader who thrives on winning new business, building market presence, and creating long-term partnerships. The Director will lead the full business-development lifecycle, from prospect identification through proposal, negotiation, and close, while partnering with cross-functional teams to ensure seamless client onboarding and transition.

     

    The Vice President of Commercial Sales is expected to spend a significant amount of time traveling to key markets, cultivating relationships, and developing a robust pipeline of opportunities that cannot be built from behind a desk. While regular travel is an essential part of this position, when not on the road or meeting with clients, the Director will work remotely from home, maintaining close collaboration with internal teams and leadership to align strategies and deliver on business goals.

    Descriptive Statement(s)

    + **New Business Development:** Proactively source and secure new commercial business opportunities through networking, cold outreach, industry events, and direct prospecting. Identify decision-makers, qualify prospects, and drive deals from initial contact through close.

    + Executive Strategy & Reporting: Recommend winning strategies and tactics to executive leadership, including presentations, meetings, and client visits. Develop and implement regional and national sales budgets in collaboration with finance and executive leadership. Establish and manage revenue targets across regional markets.

    + **Sales Strategy & Target Execution:** Develop and execute regional sales strategies designed to achieve or exceed aggressive growth targets. Leverage market intelligence, data analysis, and competitive insights to guide territory planning.

    + **Industry & Market Engagement:** Represent Towne Park at conferences, trade shows, and local business events to increase brand awareness and create new lead channels.

    + **Pipeline Management:** Build, manage, and maintain a robust pipeline within Salesforce. Accurately forecast revenue, track progress against KPIs, and ensure data integrity across the sales process.

    + **Operational Alignment & CRM Leadership** : Develop relationships for engaging external consultants, operators, and property managers. Drive CRM adoption and ensure accurate opportunity registration and pipeline visibility. Facilitate continuous improvement of the sales process and performance metrics. Oversee monthly reporting of key meetings, discussions and correspondence.

    + **Proposal & Financial Modeling:** Partner with the Proposal Development and Finance teams to create compelling, data-driven proposals. Develop and present proformas, ROI analyses, and pricing structures to demonstrate client value.

    + **Client Relationship Development:** Establish and cultivate strong relationships with property owners, asset managers, and developers to generate new opportunities. Serve as a trusted advisor through consultative selling.

    + **Internal Collaboration** : Communicate and consult with internal teams to coordinate marketing and sales activities. Assist in the performance of all aspects of sales contracts and collection of payments.

    QUALIFICATIONS

    Education:

    + Bachelor's degree in related field OR equivalent experience in commercial sales preferred

    Work Experience:

    + 5+ years of progressive experience in commercial sales leadership, preferably in commercial parking, transportation, B2B or facilities management.

    + Experience selling to commercial real estate, mixed-use, hospitality, healthcare, or transportation sectors.

    + Demonstrated success in quota-carrying role with measurable revenue growth results.

    + Strong understanding of financial modeling, deal structures, and contract negotiation.

    + Experience using Salesforce CRM or similar systems to manage pipelines and reporting.

    Knowledge & Skills:

    + Sales Expertise: Proven ability in prospecting, cold outreach, and closing complex deals. Skilled at crafting and promoting compelling value propositions for new clients.

    + Relationship Building: Exceptional communicator with strong negotiation, presentation, and client engagement skills; able to influence senior decision-makers.

    + Financial & Analytical Acumen: Strong grasp of financial modeling and data analysis to structure competitive, profitable proposals.

    + Strategic & Organized: Able to manage multiple priorities while driving focused, data-driven sales strategies.

    + Technical Proficiency: Experienced with CRM tools (Salesforce preferred), Microsoft Office Suite, and modern sales enablement platforms.

    + Entrepreneurial Drive: Self-starter with high energy, adaptability, and a performance-oriented mindset; thrives in fast-paced, growth-focused environments.

    + Collaborative Mindset: Works cross-functionally to align sales initiatives with marketing and operations to deliver seamless client solutions.

    SCOPE

    Authority to Act:

    Performs duties independently with minimal supervision, operating from specific and definite directions and instructions. Decisions are of a routine nature made within prescribed operating guidelines, policies and procedures. Mistakes/errors may result in work stoppage, loss of business, poor customer relations and/or damage to product, all of which can have negative financial implications for the organization.

     

    Performs duties with little direction given, operating from established directions and instructions. Decisions are made within general Town Parke policy constraints but occasionally require independent decision making.

    Working Environment

     

    majority of work will be performed in climate-controlled environment, but may be exposed to inclement weather and varying degrees of temperatures on occasion.
