Job Summary
Under the guidance of the Regional Director of Operations (RDO), the Director is responsible for the overall management of the Plant operations and Maintenance Department. The department will be operated within the established objectives, standards, policies and procedures as the guiding philosophy in the day-to-day running of the department and the execution of the job description. The department will be managed in accordance with the terms and conditions set forth in the Coreworks POM service Agreement and all appropriate federal, state and local regulations. The Director is responsible for operating the department utilizing the principles of team empowerment and for the development of the Client and Coreworks in partnership. In addition, the Director will foster strong interdepartmental relations and integrate the POM department with the facility`s plan of operations.
Accountabilities of the Director:
+ Embraces Corework’s, as well as the philosophy of the community and utilizes these as the foundation for the operation of the department. The Director understands the purpose of these principles and philosophy, and uses them as a guide in his or her daily performance.
+ Utilizes approved policies and procedures, as they apply to the assigned facility, in the operation of the department.
+ Financially accountable for the POM Department. The Director operates the department in accordance with the approved budget, while providing the client with maximum value.
+ Maintains a safe and compliant environment that includes the exterior grounds of the community.
+ Plan, organize, direct, coordinate, and supervise functions and activities of the department.
+ Monitors flow and quality of work to ensure timely completion of workload and adherence to facility’s standards and policies and procedures.
+ Prepares and maintains a variety of departmental records, logs and reports.
+ Interviews independent contractors to receive and analyze bids; submits bids and recommendations to administration for consideration.
+ Conducts regular department staff meetings and communicates with members of other departments to coordinate maintenance activities.
+ Maintains the department in an “inspection ready” state at all times, ensuring the department operates within federal, state, and local regulations.
+ Maintains excellent relations with residents, client and all community departments.
+ Serves and participates in the community committees and professional organizations.
+ Ensures that competency in the position is maintained by participating in Coreworks and outside training programs, as required.
+ Follows all client and community policies and procedures.
+ Promotes the professional growth and development of the entire Coreworks team and the community`s department employees at all times.
+ Implements change to the POM maintenance service program that enhances the desirability of the community for current and future residents. Encourage and nurture associate creativity and innovation with the Coreworks program.
+ Maintains appropriate security for all client-owned property, supplies and operating funds.
+ Participate and take on appropriate responsibilities in the community for their safety program.
+ Responsible for in-house fire and emergency response policy and procedures to include facility-wide training program and all fire safety related equipment inspections and preventative maintenance.
+ Brings value to the client through innovative ideas such as energy conservation opportunities and other resources.
