The HVAC/Maintenance Technician performs maintenance and repair work to buildings, grounds and equipment, in order to provide a safe, functional, sanitary and comfortable environment for the residents, employees and the public. Also assists Maintenance Supervisor in meeting environmental care compliance with all federal and state regulations.

Job Related Responsibilities and Activities:

+ Maintains and improves operating condition, quality and integrity of all building systems, including electrical/electronic controls and equipment.

+ Services heating, cooling, ventilation and refrigeration systems.

+ Completes maintenance and repair on the facility and equipment including HVAC, plumbing, plastering, electrical (basic, not requiring a license).

+ Completes carpentry, mechanical, masonry, painting, and wallpapering as directed and according to procedures.

+ Completes routine maintenance on grounds, sidewalks, parking areas, driveways, etc., by mowing, trimming, sweeping, raking, plowing, shoveling, sanding, planting, etc., as directed and according to procedures.

+ Fixes furniture, moves furniture and equipment, receives and stores supplies, strips and cleans utilizing appropriate fluids/chemicals/liquids/powders, sands, stains and refinishes, completes errands, replaces light bulbs etc., as directed and according to procedures.

+ Completes needed equipment servicing in accordance with the Home’s preventive maintenance schedule, and as directed by supervisor.

+ Reports to work to resolve emergency or urgent maintenance/physical plant problems during off duty hours as required.

+ Operates MVH vehicles, completes Home’s errands including delivers and picks up items in community.

+ Completes required paperwork accurately, legibly and in a timely manner.

+ In the absence of the supervisor, assumes the daily operational duties/responsibilities of the Supervisor, coordinates and completes maintenance and repairs, directs maintenance employees, maintains a safe work environment, and completes jobs as directed by Administrator.

Requirements

+ Strong knowledge of HVAC systems and their components, including but not limited to heat pumps, compressors, boilers, and cooling towers.

+ Familiarity with and ability to understand and comply with OSHA regulations and NFPA Safety Codes.

+ Knowledgeable of the proper use of building equipment and related mechanical trades, landscaping and janitorial functions.

+ Knowledgeable of the hazards involved and safety precautions necessary in building and equipment maintenance and repair, and grounds keeping work.

+ Five year experience as HVAC technician

+ Licensed as one of the following: heating, air-conditioning, refrigeration or boiler operation.

+ A basic understanding of general maintenance.

+ Experience in a healthcare setting preferred.

+ Requires proficiency in spoken and written English.

+ Ability to understand and respond to residents’ needs and inquiries in English is required.

+ Ability to effectively understand and communicate verbally and in writing, in English, is required.
