About the Role:
As a CBRE Facilities Manager, you will lead the operations and maintenance of a 532,000 square-foot industrial facility in New Ulm, Minnesota. This role also includes the remote oversight of two additional facilities in California, requiring quarterly out-of-state travel. The Facilities Manager will be responsible for ensuring the efficient and safe operation of all building infrastructure services, fostering a robust safety culture, and delivering exceptional client satisfaction.
This job is a part of the Facilities Management functional area which focuses on all aspects of the operations of a set of assets, providing support to the Property Managers regarding all repairs and investment plans.
What You’ll Do:
+ Provide formal supervision to employees. Monitor the training and development of staff. Conduct performance evaluations and coaching. Oversee the recruiting and hiring of new employees.
+ Oversee the operations and maintenance of all building infrastructure services, including HVAC systems, boilers, chillers, and other critical equipment.
+ Schedule and prioritize work orders to minimize production disruptions.
+ Schedule and manage the team's daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed.
+ Lead facility improvement projects, such as parking lot repairs and infrastructure upgrades.
+ Coordinate and manage facility repairs and maintenance by working with technicians, vendors, and contractors.
+ Maintain positive client relationships and conduct meetings on unresolved facility issues.
+ Prepare and manage capital projects, operating budgets, and variance reports.
+ Perform facility inspections quality assurance following local, state, and federal regulations. Suggest operational efficiencies, repairs, and upgrade opportunities.
+ Drive a strong safety culture within an industrial setting, encompassing Fire Life Safety programs, Job Hazard Analysis (JHA) documentation, and adherence to OSHA standards.
+ Manage environmental health and safety procedures for facilities.
+ Oversee vendor relationships and invoicing procedures. Review price quotes for the procurement of parts, services, and labor for projects.
+ Select, coordinate, and monitor vendors to ensure compliance with safety and quality standards.
+ Act as the primary client liaison, ensuring clear communication and effective conflict resolution.
+ Conduct process and procedure training on maintenance, repairs, and safety best practices.
+ Lead by example and model behaviors that are consistent with CBRE RISE values. Influence parties of shared interests to reach an agreement.
+ Apply knowledge of own discipline and how own discipline integrates with others to achieve team and departmental objectives.
+ Identify, troubleshoot, and resolve day-to-day and moderately complex issues which may or may not be evident in existing systems and processes.
What You’ll Need:
+ Bachelor's Degree preferred with 3-5 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered. Valid driver's license required. Facility Management certification preferred.
+ Experience in facilities management within an industrial/manufacturing facility.
+ Extensive knowledge of HVAC, boiler and chillers maintenance.
+ Experience in the areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention preferred.
+ Ability to guide the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.
+ Leadership skills to motivate team impact on quality, efficiency, and effectiveness of the job discipline and department.
+ Extensive organizational skills with a strong inquisitive mindset.
+ Advanced math skills. Ability to calculate difficult figures such as percentages, fractions, and other financial-related calculations.

•CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the Facilities Manager position is $115,000 annually [or $55.29 per hour] and the maximum salary for the Facilities Manager position is $120,000 annually [or $57.69 per hour]. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
