Job Title: Project Cost Analyst
Job Description
This role supports capital and O&M budgeting, forecasting, and project tracking across multiple facility managers. You will work closely with stakeholders to ensure financial accuracy, cost control, and strategic visibility into facility operations. Responsibilities
+ Manage monthly accruals and detailed spend tracking across O&M and capital budgets (~$33M+ annually).
+ Develop and maintain annual forecasts based on input from facility managers.
+ Oversee project tracking and closeout processes, including work order creation and reconciliation.
+ Generate monthly KPI reports and cost-per-square-foot analyses using Power BI.
+ Collaborate with FP&A to facilitate budget transfers and capital reallocation.
+ Support vendor setup and invoice processing with a non-administrative focus.
+ Participate in weekly meetings with facility managers to review financial performance.
+ Provide financial insights to support cost control and strategic planning.
+ Assist in asset disposition and financial reporting during facility transitions or closures.
Essential Skills
+ Bachelor’s degree in Accounting, Finance, Business, or related field or 10–15 years of relevant experience in lieu of degree.
+ 5–6 years of experience in financial analysis, project cost control, or facilities finance.
+ Advanced Excel skills, including pivot tables, formulas, and modeling.
+ Proficiency in Power BI.
+ Strong understanding of accruals, forecasting, and KPI reporting.
+ Excellent communication and stakeholder engagement skills.
+ Ability to work independently and collaboratively in a fast-paced environment.
Additional Skills & Qualifications
+ Construction Cost Evaluation experience, including preparation and/or review of project financial schedules.
+ Experience in reconciliation of project expenditures, direct labor analysis, labor burden analysis, and change order analysis.
+ Subcontractor analysis and material purchase analysis.
+ Verification of contractor scope.
+ Experience navigating regulatory bodies.
+ Ability to juggle multiple projects and tasks at once.
Work Environment
This is a hybrid role with work-from-home options on Mondays and Fridays and in-office work from Tuesday to Thursday.
Job Type & Location
This is a Contract to Hire position based out of Merrillville, IN.
Pay and Benefits
The pay range for this position is $30.00 - $38.00/hr.
