    Devoted to providing project management and oversight of the design and construction of building improvements and maintenance and replacement projects. Perform journey-level professional project management that requires independent evaluation and analysis of issues and the exercise of judgment, education, and experience to select and apply criteria to resolve problems and make recommendations. Decision-making includes selecting the method to address a problem or issue, subject to the constraints established by management objectives and direction.

     

    Responsible for administering contracts and ensuring work performed complies with deliverables and specifications; processing reports; compiling documentation; developing budgets and estimating costs; scheduling projects; troubleshooting and resolving issues; defining project scope based on client expectations; conducting inspections and performing quality assurance; documenting project progress and issues through reports and correspondence; and implementing risk management plans.

    Duties/Responsibilities

    + Administers project contracts, schedules projects, and defines project scope based on client expectations; schedules client/stakeholder meetings; develops meeting agendas, assesses client/stakeholder needs and site/building conditions to determine the level and type of work needed and makes related recommendations; disseminates documentation; and implements plans and other tasks to initiate and facilitate project operations.

    + Develops project budgets, to include estimating costs, making budget-related recommendations, monitoring expenditures, reviewing invoices and reconciling discrepancies, and approving change orders and contract amendments..

    + Researches products, materials, systems, equipment, and other resources to be used for project operations; troubleshoots and resolves project-related issues; conducts inspections and performs quality assurance duties; implements risk management plans; and ensures project tasks comply with project deliverables and specifications.

    + Prepares, maintains, reviews, compiles, and/ or processes project documents such as progress reports, bid documents, contracts, records, and related correspondence; compiles, reviews and analyzes information; develops and makes recommendations; reviews work and the work of others to ensure accuracy and completeness and compliance with project requirements and specifications.

    + Collaborates with clients, contractors, the public, and other City departments, and/or external agencies to provide information, assistance, and facilitate project operations.

     

    Minimum Qualifications & Experience

     

    + Bachelor’s degree or equivalent in engineering, building construction, construction management, architecture, design or directly related field,

    + Two years of construction project management experience.

    + A valid North Carolina Class C Driver’s License with a satisfactory driving record.

    + Proficient with MS Office applications (such as Outlook, Excel, Word, and PowerPoint)

    + Experience managing maintenance and replacement projects from planning through completion

    + Experience developing and managing project budgets and schedules for capital improvement or maintenance projects
