    Our Associate, Development Investment role is responsible for supporting senior team members with

     

    acquisition and development analysis, due diligence, and project execution activities in the Charlotte, NC office with particular emphasis on the multifamily and industrial product types.

    WHAT YOU’LL DO:

    • Source:

    o Support the company’s efforts to identify and gain control of new speculative and build-to-

    suit development opportunities

    o Responsible for developing and maintaining systems for tracking new opportunities

    • Shape:

    o Support the predevelopment process to include due diligence, entitlements, risk mitigation,

    and overall deal viability

    o Collect, review, and verify market information to support assumptions used in financial

    projections and feasibility analyses

    o Underwrite new development opportunities utilizing the TCC Budget Builder platform

    o Work with senior team members to ensure all required materials are received from sellers,

    consultants, and other outside entities during the predevelopment process

    o Coordinate with Development Managers in the creation and refinement of building plans

    and specifications to ensure project meets Owners’ requirements

    • Capitalize Deals:

    o Assist in sourcing debt and equity capital for projects by supporting in preparation of

     

    offering memoranda for capital sources and investment packages for TCC Investment

    Committee

    o Coordinate with TCC Capital Markets to identify and track feedback from capital partners

     

    and gather proposed terms from a variety of debt and equity sources to be used in

    determining optimal capital structure for project

    • Execute:

    o Coordination of business plans for development projects by gathering data for budgeted

    market rents and lease structures, operating expenses, and capital budgets

    o Provide analytical support for asset management of pre-stabilized assets in Business Unit

     

    portfolio during lease negotiations and administration of project loan issues pertaining to

    property operations

    o Assist Business Unit principals with financial analyses at time of monetization

    • Update:

    o Assist Business Unit with maintaining company's proprietary asset management system

    (ELITE) data and information, including updated project budgets and forecasts

    • Relationship Management:

    o Develop and maintain successful relationships with clients, partners, consultants, architects,

    contractors, and brokers

    • Negotiate:

    o Support team with document redlining, tracking and completion for term sheets, purchase

    and sale agreements, loan documents, and lease agreements

    o Maintain interface with external clients and internal business units, ensuring fast response

    time for all prospective investments, tenants, and potential third-party sponsor

    • Work Environment & Travel:

    o Role is primarily in office with expected travel to job sites within the region.

    • Other duties may be assigned.

    WHAT YOU’LL NEED:

    • Education:

    o Bachelor’s degree in business, accounting, finance, or marketing from appropriate 4-

     

    year college program.

     

    • Industry Experience:

    o It is preferred, but not required, for candidates to have at least one year of experience in a

     

    commercial real estate, finance, investment, or consulting role that required strong

     

    analytical, financial, and project management skills.

     

    • Entrepreneurial Spirit:

    o Self-motivated attitude and mentality

    o Action-oriented, productive, decisive, inspirational, innovative, and self-sacrificing

    o Ability to embrace change, critical questioning, and continuous improvement

    • Financial Knowledge:

    o Demonstrated understanding of financial and real estate terms and principles

    o Ability to calculate intermediate figures such as percentages, discounts, present value,

    internal rates of return, and/or commissions

    o Ability to analyze financial statements from outside sources

    • Problem Solving Skills:

    o Ability to comprehend, analyze, and interpret business documents and financial analysis

    o Ability to solve problems and progress projects in complex, ambiguous situations

    o Ability to prioritize activities to best support the company’s business.

    • Communication Skills:

    o Support TCC senior team members and company clients by communicating effectively

    throughout the development process

    o Ability to conduct research and draft reports, presentations, and other forms of internal and

    external communication using a distinctive style

    o Ability to provide efficient, timely, reliable, and courteous service to coworkers and partners

    o Ability to respond effectively to sensitive issues

    o Demonstrated strength in both written and verbal communication

    o Strong organizational and time management capabilities

    • Project Management Skills:

    o Ability to work with multiple stakeholders to create achievable project schedules, track

    milestone dates, and meet project deadlines

    o Ability to manage multiple consultants and synthesize information and report out status

     

    and key decision points to senior members
