    Overview

     

    The Supervisor, Facilities Support & Strategic Planning is responsible for managing Facilities-wide contracts used for capital improvements and maintenance, vendor services and relationships to ensure safe, sustainable, economical, and consistent solutions. This position also manages the effective use of Facilities work management and asset system to document assets in the field and associated maintenance. This position will assist in the development of the capital and O&M budgets for Facilities Operations by identifying the replacement cycles of major equipment and systems.

     

    This position could be located at our Broadway, East Point or East Operations Center in Louisville, KY or our KY Utilities location at 1 Quality Street in Lexington, KY.

    Responsibilities

    + Implements improvements to enhance the efficiency and effectiveness of the contracting process for Facilities Operations.

    + Work with Commercial to bid new contracts and make any necessary changes to existing contracts to accommodate business needs.

    + Develops strategies to consolidate contracts where possible.

    + Performs regular audits as necessary to ensure terms of the agreement are fulfilled and the level of performance is tracked and measured.

    + Ensure contractors adhere to Company safety and quality expectations.

    + Work with Facilities Supervisors to enter assets in the asset management database, develop maintenance schedules and tracks PM schedules to ensure maintenance plans are adhered to.

    + Perform condition assessments at Company facilities with Facilities Operations team to gather data for future needs.

    + Use data to oversee the development of the Facilities Operations master plan for maintenance and capital improvements and assist in the creation of the annual Facilities Operations business plan.

    + Manages the day-to-day efforts of facility coordinators to monitor the effective use of work management system and to ensure the proper documentation maintenance activities.

    + Ensures compliance with all regulations governing the operation and maintenance for our critical facilities identified as Critical Infrastructure Protection (CIP).

    + Lead the training of Company and contract maintenance technicians and Facility Coordinators in how to properly use and enter data into the asset management database and work order system

    + Produces reports showing preventative maintenance completion rates, corrective maintenance frequency and costs, and suggestions for equipment replacement to be included in Facilities capital plans.

    + Leads the development and maintenance of the Facilities Operations master plan, including updating the plan to identify key dates for upcoming and ongoing capital projects, large maintenance activities, and major equipment replacement. Uses the master plan to assist in the development of the Facilities Operations business plan.

    + Leads the development of macro-level project schedules that assist in the accuracy of monthly and annual forecasting.

    + Assist in Facilities Operations’ emergency restoration activities as necessary.

    + Works collaboratively with internal and external customers to ensure a positive customer experience.

    + Conducts staff meetings to communicate Company policies, changes in work regulations, etc. and ensure compliance of these policies.

    + Performs other duties as assigned

    Qualifications

    Required Education and Experience

     

    Bachelor's Degree and a minimum of 5 years of experience in facility management and supervisory experience is required.

    Required Experience

    + Possess excellent analytical capability along with excellent verbal and written communications skills.

    + Ability to manage and organize multiple projects with experience in root causes problem identification.

    + Demonstrated excellent problem-solving and interpersonal communication skills to accomplish goals with internal and external stakeholders.

    Preferred Qualifications

    •Knowledge of building systems, building schematics, electrical, HVAC prints are preferred.

    •Prior experience with automated building management systems and building energy efficiency programs.

    •Certifications from any of the following are preferred: Certified Property Manager (CPM), International Facility Management Association (IFMA), or Building Owners & Managers Association (BOMA).

    Remote Work

    The company reserves the right to determine if this position will be assigned to work on-site, remotely, or a combination of both. Assigned work location may change. In the case of remote work, physical presence in the office/on-site may be required to engage in face-to-face interaction and coordination of work among direct reports and co-workers.
