Amerco Real Estate Company is seeking an experienced and highly motivated Property Manager. In this role, you will work alongside the leasing team to oversee the day-to-day operations of our commercial property portfolio in the U.S. and Canada . You will be directly under the supervision of the management team including the Director of Leasing. Please note this is a full-time, in-person position in Midtown Phoenix, business travel may be required.

Responsibilities include, but are not limited to:

+ Manage and oversee daily operations of assigned commercial properties within AREC’s portfolio

+ Administer CAM reconciliations

+ Conduct regular property inspections and ensure maintenance, safety, and compliance standards are met

+ Serve as the primary contact for tenants, landlords, vendors, and contractors

+ Prepare and monitor property budgets, operating expenses.

+ Review and approve vendor invoices, bids, and service contracts

+ Coordinate with internal teams (Leasing, Legal, Accounting, and Construction, Local Team) to resolve property and tenant issues

+ Support new property transitions and ensure accurate setup in Yardi or similar property management systems

Qualifications:

+ Certified Property Manager (CPM), Real Property Administrator (RPA) (preferred)

+ Bachelor’s degree in Real Estate, Business Administration, or a related field (preferred)

+ Minimum 2 years of experience in commercial property or asset management

+ Strong understanding of commercial leases (NNN, gross, and ground leases)

+ Proficient in Yardi, MRI, or comparable property management software

+ Excellent communication, organization, and problem-solving skills

+ Ability to handle multiple priorities and meet deadlines in a fast-paced environment
