    Job Summary and Qualifications

     

    The Maintenance Supervisor will function in a working supervisor role and will perform or oversee general maintenance and repairs for assigned facilities, areas and equipment to include plumbing, electrical, basic carpentry, painting, heating and cooling and other building systems.

    What you will do in this role:

    + Ensure that the facility is maintained in a safe and efficient way through both rounding and supervision of general maintenance staff.

    + Maintain extensive knowledge of facilities maintenance in an accredited acute care hospital setting as well as a demonstrated ability to supervise others.

    + Lead by example through all aspects of maintaining an acute care facility.

    + Troubleshoot complex mechanical, electrical and plumbing issues.

    + Complete or supervise minor building component repair work that does not require a specialized technician including repairing doors, locks, door frames and handles, patch and repair work for walls, touch up painting, etc.

    + Complete or supervise minor electrical repair work including bulb replacement, ballast swaps, fixture replacement, switch or outlet swap outs, inspecting control panels, minor wiring problems, diagnosis of power losses at outlet or equipment level, etc.

    + Complete or supervise minor plumbing tasks including unclogging drains, fixing leaking faucets, replacing flush valves, flushing and blowdown of strainers, etc.

    + Complete or supervise minor HVAC tasks including checking and diagnosis of hot/cold calls, replacing electric or pneumatic valves, filter replacements, ice machine diagnosis and repair, etc.

    + ​Complete or supervise other trade related activities within the facility such as placing the fire alarm system in test, performing fire alarm recall for elevators, swapping out medical gas bottle farms or swapping to reserve, etc.

    + Complete or supervise daily readings on boilers, chillers, medical gas skids and other infrastructure equipment.

    + Install and supervise correct installation of ICRA barriers per risk assessment performed by others.

    + Complete normal cleanup duties including sweeping, dusting, mopping, vacuuming, etc.

    + ​Ensure quality control standards are consistently met for work performed.

    + Oversee maintenance work and ensure that work completed is correct and performed in a timely manner.

    + ​Establish strategies to meet workload demands for corrective and maintenance items.

    + ​Ensure that all maintenance workers are adhering to safety policies and procedures.

    + Evaluate systems or components to determine maintenance or repairs that need to be performed.

    + Collaborate with maintenance team members to discuss upcoming work assignments and delegate assignments based on team members’ skills and experience.

    + Assist team members with technical issues or advanced problems with given assignments

    + ​Conduct periodic quality checks on building systems and components to ensure functional operability.

    + ​Monitor the team’s ability to maintain appearances and functionality of areas assigned.

    + ​Implement the tasks set forth in preventative maintenance procedures as assigned in the CMMS system through delegation to appropriate maintenance team members.

    + Respond, assess and assign corrective work requests that are logged in the CMMS system.

    + ​Maintain inventory records for equipment and supplies as required.

    + Plan and schedule repairs within the day-to-day operations of the hospital environment.

    + ​Maintain open lines of communication with all areas and departments assigned to ensure customers are aware of maintenance requests that have been entered as well as maintenance activities currently in progress.

    + ​Review and report on relevant work by team in CMMS system for tracking and trending by management team.

    + ​Review and report on inventory of maintenance parts and supplies and notify relevant persons of low or depleted items and ensure they are ordered.

    + Delegate maintenance tasks to the rest of the team and find relevant vendors and service providers needed to perform work.

    + ​Work with Manager of Facility Management and/or Director of Facility Management and maintenance team to develop and determine work habits and practices for optimal upkeep of the building and its components.

    + ​Keeping track of supply, labor and material inventories and expenses.

    + ​Maintain oversight of vendors and outside services that are used to maintain or repair the building to ensure invoicing and work are correct.

    + ​Provide guidance, direction and instructions to maintenance team members so that their labor hours are used efficiently for the facility.

    What qualifications you will need:

    + **​** 5 years of relevant maintenance work experience with 2 years of demonstrated supervising or leadership skills in a healthcare setting **or…**

    + ​Relevant maintenance work experience with 3 years of demonstrated supervising or leadership skills in a healthcare setting **or…**

    + ​2 year certificate, or other vocational training in a building trade, building maintenance technology or relevant field and 1 year of demonstrated supervising or leadership skills in a healthcare setting.
