Job Description
Our client is seeking Preconstruction Manager. This key team member will be passionate about building quality for clients and will thrive within a collaborative team environment.
The Preconstruction Manager will represent our client by managing the preconstruction process, including producing iterative budgets, coordinating project teams internally and externally, providing guidance to owners and design teams during design development, value engineering projects to meet client budgets, coordinating work with operations personnel, and leading a group of estimators through the bid process.
This is a working manager role. While leadership is a differentiating factor, the Preconstruction Manager is expected to perform takeoffs, write scopes, prepare bid packages, and properly qualify scopes of work. Estimating staff will be provided as needed to fulfill responsibilities.
Key Experience
Expertise in both hard bid and negotiated work.
Ability to organize and lead a team of estimators on bids.
Experience working directly with owners and architects throughout preconstruction and contract award.
Skilled in preparing conceptual estimates with minimal information.
Proficient in buying out and awarding subcontracts.
Strong communication, organizational, and time management skills.
Responsibilities
Produce budgets for various projects, including quantity takeoffs, subcontractor input, historical pricing, and proposal qualification.
Prepare conceptual and detailed budgets from all levels of documentation (napkin sketches, schematic design, design development, bid sets).
Manage multiple projects simultaneously at different stages of development.
Lead teams of estimators during the bid process, ensuring proper coverage and compiling proposals for the client.
Target appropriate trades and subcontractors for pricing to ensure proper bid coverage.
Review bid documents and identify critical components for planning, phasing, logistics, and construction sequencing.
Maintain industry contacts and stay informed on market conditions affecting pricing and scheduling.
Report directly to VP-level leadership within the department.
Lead the buyout process once a project is awarded.
Review subcontract scopes of work to ensure completeness and avoid gaps between trades.

Skills and Requirements
- 10-15 years of experience as a Preconstruction manager for commercial and multifamily projects at a general contractor
- Deep understanding of construction means and methods for ground-up commercial projects.
- Familiarity with building codes, permitting processes, and local regulations.
