    Overview

    **Compensation:** $130,000.00 - $145,000.00 annual salary (US Dollars)

     

    The pay listed is the salary range for this position. Any specific offer will vary based on the successful applicant’s education, experience, skills, abilities, geographic location, and alignment with market data.     Position Summary:

    The Facility Manager has overall responsibility for all aspects of facility management services and/or operations. The FM is the primary point of contact for day-to-day operations. They will create an unwavering attitude and commitment to safety and reliability within the client environment as they build an effective team. The FM will be responsible for the strategy development and strategic sourcing activities within one of ABM’s client partners with spend categories in engineering and maintenance. The FM will drive continual improvements to the operation by creating an expectation of learning and development of their staff.

    Job Objective:

    The objective of this role is to ensure the efficient and effective management of all facility management services and operations, maintaining safety and reliability, and achieving 100% availability of mission critical infrastructure. The Facility Manager will build and lead a team, drive continual improvements, and foster a culture of learning and development. This team member is charged with developing and leading effective and efficient sourcing plans that are aligned with the strategic objectives of the business both vertically and regionally.

     

    + Development of category strategies with respective internal business leads for ABM client partner.

    + Ensuring appropriate vertical and regional stakeholder engagement.

    + Understanding business requirements, demand patterns, market dynamics, supplier economics, etc.

    + Identifying elements of category strategy with regional or sub-region/local leverage potential.

    Key Responsibilities:

    + Ensure that all work performed within mission critical space is done to high quality and without impact to internal/external customers.

    + Development of category strategies with respective internal business leads for ABM client partner. This will involve:

    + Ensuring appropriate vertical and regional stakeholder engagement.

    + Understanding business requirements, demand patterns, market dynamics, supplier economics, etc.

    + Identifying elements of category strategy with regional or sub-region/local leverage potential.

    + Translate strategies into detailed category plans with set of measurable actions and targets with focus on Total Cost of Ownership (TCO).

    + Oversee the development and accuracy of site-level operating procedures and other documentation.

    + Supervise and escalate as needed ABM’s response to after-hours emergencies at assigned facilities.

    + Effectively and efficiently manage the operations budget and expenditures of assigned contracts.

    + Manage the customer relationship and act as the single point-of-contact for all facility-related issues, including, but not limited to schedules, new business, projects, budgets and expansion and staffing.

    + Manage oversight from preventive maintenance inspections and provide guidance on how to address issues.

    + Develops, plans, and implements annual shutdown program for preventive maintenance activities.

    + Technical knowledge of critical electrical and mechanical systems with the ability to prioritize, assign, track, and trend equipment history.

    + Audit all CMMS databases for accuracy and completeness, produce reports as required at customer request, control system access and user credentials.

    + Ensure compliance of Customer SLA parameters and Change Control activities, review and approve all system changes (set-points, thresholds, alarm-points, etc.) which could impact customer operations.

    + Set, review, and approve employee work/PTO schedules; audit and process employee time and payroll.

    + Ensures projects are completed to the satisfaction of the client, successfully managing budgets/financials, schedules, key performance indicators, and contractual requirements.

    + Ensure that ABM training expectations are met and audit the process monthly.

    + Identify, vet, and approve all sub-contractors who will perform work on-site.

    + Develop PM contract scopes-of-work, ensure contract terms are fulfilled.

    Qualifications:

    + Bachelor’s Degree (B.A. or B.S.) from an accredited college or university in a major relevant field of study _or_ equivalent technical school with an emphasis on mission-critical operations, high-performance manufacturing (e.g., pharmaceutical, semi-conductor), _or_ relevant military operational experience

    + 5+ years of experience in a management position with 3 or more direct reports, including disciplinary action, hiring, terminating, and performance appraisals

    + 5-7+ years’ experience in manufacturing operation environments with electrical or mechanical experience and stakeholder facing procurement experience with the ability to negotiate related contracts is preferred

    + Experience utilizing a CMMS (Computerized Maintenance Management System)

    + Strong verbal and written communication skills to “C” level and below, including customers and vendors

    + Experience generating cost savings through multiple continuous improvement activities

    + Working knowledge of purchasing and/or utilizing and managing subcontracts and vendors

    + Good presentation skills to achieve (business) acceptance of procurement practices and procedures, metrics, budgeting/forecasting routines and changes thereto.
