    Position is located: Acadia

     

    Work Type: Full Time

     

    Hours Per Week: 40.00

     

    Work Schedule: 7:00 AM to 3:30 PM

    Summary:

    Position requires coordination and performance of work assignments and activities of general maintenance. Must be able to schedule maintenance, construction and repair activities for buildings, grounds, and utilities in conjunction with the Facilities Manager. Must be able to function in a work environment that requires bending, squatting, stooping, prolonged standing and walking. Also required is the ability to climb ladders and scaffolding. May be exposed to hazards from the use of electrical, mechanical and power equipment, toxic chemicals, and gases. Perform any duties and/or responsibilities assigned by Manager or Supervisor for which qualified.

    Responsibilities:

    + Receives, reviews, updates, and prioritizes work orders and preventive maintenance schedules on a routine basis.

    + Coordinates new orders with existing work assignments and takes emergencies into account when scheduling work.

    + Schedules activities to meet expected objectives and time tables.

    + Coordinates work and projects to minimize disruption to hospital operations.

    + Coordinates shop activities with building/environmental services.

    + Plans work load in terms of labor, materials, and equipment needed to ensure that the work to be done is in compliance with local and state codes and applicable to federal environmental laws and regulations.

    + Performs and logs all work assignments and ensures the proper and complete logging, filing, and recording of information such as time spent and materials used per job. Makes recommendations in line with most efficient, economical and effective long-term performance and makes recommendations for “make, buy, or rent”.

    + Orders and requisitions tools and materials as needed for the performance of assigned work.

    + Prepares work schedules for daily tasks in accordance with requirements.

    + Directs, check, instructs, and assists personnel as needed. Reports injuries and accidents to appropriate authorities.

    + Installs and maintains data and telephone circuits, jacks, and related equipment and assist in the documentation of assigned ports, punch downs, and cable locations.

    + Maintains a safety inspection program in conjunction with the Equipment Management Program as outlined in IDD SA – 101.

    + Assists in the orientation/training of employees and contractors.

    + Schedules and assigns work for personnel as directed.

    + Interprets and enforces personnel policies and procedures.

    + Coordinates and maintains advance work time and vacation schedules. Establishes minimum requirement for overtime.

    + Assures that personnel perform duties in a manner that recognizes the differing needs of various age groups.

    + Provides guidance and technical assistance to trades personnel and encourages professional growth and development of subordinates.

    + Promotes good employee relations and interdepartmental cooperation.

    + Ensures adequate levels of supplies, materials and equipment’s in the stockroom and re-order when necessary. Ensures the proper working of all equipment, supplies, and tools.

    + Regularly inspects buildings and grounds to ensure conformance with established standards and regulations.

    + Assist in maintaining a work environment free from recognized hazards that create a risk of injury t employees, patients or visitors and that all accidents and incidents are reported by employees and properly investigated. When appropriate, assist with the return of all workers with work related injuries and illnesses to gainful employment.

    + Attends meetings and inservice programs as required. Participates on committees as requested and serves as a consultant to other departments.

    + Assists in preparation of annual capital and expense budges, maintains cost controls, performs maintenance and completion of accurate records of time changes.

    + Assists in the development of an annual capital facilities project list.

    + Implements cost-effective measures for department operations.

    + Makes appropriate recommendations to facilities manager regarding department operating budget and ensures that department operates within budget.

    + Assures that all circuits are properly protected and all motors have appropriate starting circuits to absorb initial starting surge.

    + Maintains the receptacles and power switching devices in good working order.

    + Checks to see that all ground faults circuits are working properly and that all major circuit breakers are exercised on a periodic basis.

    + Assures that all circuit control panels are properly marked and correspond with the circuits they control.

    + Maintains outside lighting circuits and outside services receptacles installed for special purpose.

    + Replaces faulty switches, plugs, and other parts of electrical lighting, emergency generators, alarm systems, communication systems, medical equipment, and HVAC system.

    + Isolates defects such as faulty controls, motors, and wiring in systems and equipment.

    Other Information:

    Journeyman license required, master electrician license preferred.
