    Position Summary

    The Mortgage Loan Processor provides professional loan documentation and processing support for HELOC and 2 nd mortgage related loans. This position processes loan applications and performs a variety of support duties related to the lending functions.

    Requirements

    ESSENTIAL DUTIES

    Perform general clerical and administrative support for the Mortgage Processing Department, including but not limited to: filing, copying, typing, managing calendars and contacts, ordering supplies, receiving and distributing mail, and delivering loan documents.

     

    Review incoming documents to assure complete, accurate information and update information on computer system. Requests and verifies accuracy of incoming data and coordinates any problems/discrepancies with Account Representatives. Assembles and analyzes borrower data and computes ratios for submission.

     

    Order credit reports, appraisals, surveys, and title commitments by delivering appropriate order forms to vendors. Prepare verification forms for income, deposits and rent for mail, fax or telephone as requested.

     

    Perform all loan processor duties as needed, including, but not limited to; credit, loan to value ratios, appraisal and title insurance.

     

    Assist Loan officers with ordering flood certification and review for accuracy.

     

    Reviews closing documents and audits closed loans, including HELOCs and 2 nd mortgages. Updates computer system based on loan decision made by Loan Officers.

     

    Receives and follows up on outstanding documentation prior to closing. Upon receipt of sufficient information to make a loan decision, assembles, updates and analyzes data in a timely manner for loan underwriter review.

     

    Review the loan officers comments for accuracy of loan terms and requirements; ensure that all underwriting requirements have been satisfactorily resolved.

     

    Complete instruction forms for closing and complete data entry for loan; review closing documents completed by the loan officer and verify final loan terms.

     

    Communicate with Loan Officers to schedule closings based on file completeness for refinance transactions; and overall workload of processors and/or closing assistants. Update scheduled closing date in loan origination system as soon as possible.

     

    Use pre-closing and post-closing checklists, to ensure accuracy of closing documents. Assimilate loan documents in proper order to prepare for actual closing.

     

    Pay property taxes on all escrow accounts.

     

    Assist department with HMDA reporting and filing.

     

    Maintain internal loan files.

     

    Maintain an appraisal log, a closed loans log, escrow accounts & escrow analysis for 2 nd mortgages and mobile home loans.

     

    Maintain current license and insurance information for appraisers. Prepare 1099s for appraisers.

     

    Cross-train in Valley secondary market mortgage processes with the expectation to backup that position if needed.

     

    Perform any additional duties as assigned.

     

    KNOWLEDGE, SKILLS, and ABILITIES

     

    Ability to perform job functions independently or with limited supervision and work effectively either on own or as part of a team.

     

    Knowledge of word processing, spreadsheet, email software and use of the Internet. Must be proficient in Microsoft Office programs including Word and Excel.

     

    Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to calculate interest, commissions, discounts, proportions, and percentages and to compute rate, ratio and percent.

     

    Ability to demonstrate high levels of accuracy and attention to detail.

     

    Ability to deal calmly and professionally with diverse personalities and cultures at various levels within and outside of the organization.

     

    Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedures.

     

    Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

     

    Ability to communicate with others inside and/or outside the organization, generally regarding routine matters for the purpose of giving and obtaining information, as well as advising or referring.

     

    Ability to establish priorities, set goals and meet deadlines in an accurate and efficient manner. Ability to effectively handle multiple, simultaneous, and changing priorities.

     

    Ability to exercise courtesy, tact, and diplomacy. Ability to demonstrate highest levels of customer service and discretion when dealing with the public.

    SUPERVISORY RESPONSIBILITIES

    This position does not have any supervisory responsibilities.

     

    EDUCATION and/or EXPERIENCE

     

    Associate degree (AA) or equivalent from two-year college or technical school; minimum six months to one-year related experience and/or training or equivalent combination of education and experience.

    PHYSICAL DEMANDS

    The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

     

    While performing the duties of this job, the employee is regularly required to sit and/or stand; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Able to routinely perform work on computer for an average of 6-8 hours per day, as necessary.
