The Construction Project Manager oversees the end-to-end management of new club development, remodels, expansions, and capital improvement projects. This role bridges construction execution with real estate deal delivery, ensuring projects are delivered on time, within budget, and aligned to lease obligations.
Responsibilities
+ Establish and maintain general contractor relationships to support competitive bidding, consistent quality, and vendor accountability.
+ Negotiate and manage construction contracts in partnership with Legal and Procurement.
+ Verify contractor licenses, insurance, and safety compliance.
+ Serve as the primary point of contact for landlord construction coordination and dispute resolution.
+ Prepare and distribute weekly project status reports, including budget, schedule, and risk tracking.
+ Update project documentation and maintain compliance with corporate contracting procedures.
+ Participate in recurring project calls with internal and external stakeholders to ensure milestones are met.
+ Conduct value engineering and track cost to ensure financial accountability, invoice approval, and cash flow management.
+ Manage multiple concurrent projects, including new builds, remodels, and expansions.
+ Develop project plans, objectives, scopes, budgets, schedules, and performance standards.
+ Direct contractors, architects, engineers, and consultants to ensure compliance with standards and regulations.
+ Process entitlements and permits, coordinating with local jurisdictions to accelerate approvals.
+ Review and approve change orders, monitor cost performance, and identify corrective actions where necessary.
+ Conduct site visits and manage field communication to ensure adherence to design intent.
+ Coordinate with Facilities to assist with potential risks and implement mitigations.
+ Review, redline, and negotiate work letters, delivery conditions, and tenant improvement allowances.
+ Partner with Real Estate and Legal to ensure lease terms are accurately reflected in construction scope.
Essential Skills
+ Strong understanding of commercial real estate construction, including ground-up and existing shell construction.
+ Knowledge of construction project management best practices and big-box retail buildouts.
+ Knowledge of entitlements, including conditional use permits (CUP), ADA standards, A-3 occupancy, and traffic/parking.
+ Ability to negotiate and interpret contracts and lease exhibits.
+ Familiarity with attorneys, local jurisdiction staff, and general contractor operations; current or previous GC license preferred.
+ Ability to read and interpret architectural drawings, lease documents, and technical specifications.
+ Excellent written and verbal communication skills.
+ Highly organized, detail-oriented, and able to manage multiple concurrent projects in a fast-paced environment.
+ Proficiency with Microsoft Office Suite, AutoCAD, USGN, and project management tools.
Additional Skills & Qualifications
+ Experience with Service Channel is preferred.
Work Environment
The role is fully remote with travel required at least twice per project to locations in CA, HI, CO, TX, and WA. The breakdown of projects will be 75% remodels/25% new clubs in second-generation space with potential ground-ups. The Project Manager will be responsible for managing 20+ projects at a time, with 10 projects currently in the pre-construction and permitting phase.

This is a Contract to Hire position based out of Carlsbad, CA.
Pay and Benefits
The pay range for this position is $130000.00 - $145000.00/hr.
