Job Description
We are seeking a skilled Facilities Technician 3 to lead and perform hands-on operations, maintenance, troubleshooting, and repair of HVAC equipment. This role is critical for ensuring the efficient operation of all heating, ventilation, and air conditioning systems, with additional responsibilities in related electrical and plumbing systems.
Responsibilities
+ Follow safety policies and procedures while maintaining strict attention to detail on job sites.
+ Perform ongoing preventive and repair work orders on facility HVAC systems, providing secondary support for mechanical, electrical, and plumbing systems as needed.
+ Utilize CMMS work order system to manage timely completion of all preventative and corrective maintenance assignments, focusing on HVAC assets.
+ Support Operations and Engineering leadership to ensure work orders and preventive maintenance tasks are completed in compliance with Service Level Agreements.
+ Analyze the operation of complex HVAC systems, determine causes of problems/malfunctions, and take corrective action as needed.
+ Monitor Building Automation Systems, respond to alarms, and diagnose resolutions for HVAC-related issues.
+ Diagnose, inspect, repair, and maintain all HVAC equipment, including refrigeration and air conditioning compressors, chillers, cooling towers, boilers, air handling units, VAV boxes, and control systems.
+ Diagnose and repair electrical components related to HVAC equipment, including motors, contractors, starters, and control wiring.
+ Assist with diagnosis and repair of general plumbing components, including fixtures, drains, water heaters, and sump pumps when necessary.
+ Inspect various damaged building surfaces for repair.
+ Complete special tasks such as painting, pressure washing, tenant service requests, and general maintenance as assigned.
+ Perform facility rounds with emphasis on mechanical and HVAC equipment spaces, reporting on conditions and entering work orders for resolution.
+ Provide best-in-class customer service to building occupants, ensuring minimal disruption during work.
+ Recognize and propose methods to eliminate safety hazards.
+ Support after-hours building-related activities as needed, especially for critical HVAC system failures.
+ Maintain accurate records of building rounds, refrigerant logs, and engineering data sheets in compliance with regulations.
+ Work independently and effectively teach and support team members with daily job assignments.
+ Demonstrate proper use and care of specialized HVAC tools and instruments, providing hands-on instruction in maintenance, safety, and troubleshooting procedures.
+ Support a culture of self-performing work in-house instead of using outside vendors.
+ Maintain a clean and safe working environment, ensuring availability of tools, supplies, and PPE.
+ Collaborate with the Chief Engineer to identify and recommend cost-saving opportunities related to energy and equipment efficiency.
+ Complete all required safety training as scheduled.
Essential Skills
+ Expert-level knowledge of HVAC systems and related electrical and plumbing systems.
+ Ability to analyze, troubleshoot, and repair complex HVAC systems.
+ Strong interpersonal skills and ability to communicate effectively both verbally and in writing.
+ Experience in providing excellent customer service with professional and effective communication.
+ Ability to manage and complete a Corrective and Preventative Action (CAPA) Plan.
+ Expert-level knowledge of Health and Safety regulations, especially regarding refrigerants and high-voltage equipment.
+ Ability to work independently and lead small projects.
+ Advanced hands-on skills and knowledge to complete repairs and maintenance on commercial HVAC systems.
+ Proficiency in Microsoft Office products, CMMS, and other internet-based software.
Additional Skills & Qualifications
+ High School diploma or GED equivalent.
+ Valid Tennessee Driver’s License.
+ Universal EPA / CFC license.
+ Minimum of five years of hands-on technical experience in commercial HVAC systems.
+ Preferred: Two years of trade school or documented apprenticeship in HVAC.
+ Experience with building automation systems and controls.
+ Additional certifications in electrical systems, plumbing, or other craft skills.

Work Environment
Work primarily indoors in mechanical and equipment rooms, with occasional outdoor work in extreme weather conditions. The role involves exposure to moving mechanical parts, heavy equipment, and high-voltage electrical systems. The physical demands include lifting heavy objects and working in high or precarious places. The dress code requires safety gear, including PPE, to ensure a safe work environment.

This is a Contract position based out of Nashville, TN.
Pay and Benefits
The pay range for this position is $36.00 - $38.00/hr.
