    Job Title: Maintenance Technician

    Job Description

    Under supervision, the Maintenance Technician I is responsible for coordinating daily tasks associated with the assigned Community. This role involves performing a variety of facility and technical tasks that support the needs of residents, including on-site maintenance, unit turn, inspection, and maintenance work.

    Responsibilities

    + Ensure that the physical condition of the Community is maintained according to the organization’s operating and safety standards.

    + Complete all service requests and repairs correctly and in a timely manner, obtaining approval for repairs and replacements exceeding $1,000.00.

    + Administer turn-key operations and ensure vacant units are inspected and prepared in a timely manner.

    + Maintain a proper inventory of supplies and tools necessary for providing service and maintaining the property. Purchase supplies as required, using a standard purchase order system and proper bidding procedures.

    + Maintain and work with approved vendors as needed within the annual budget.

    + Maintain a preventative maintenance program that minimizes emergency repairs and service requests.

    + Execute knowledge of building equipment, painting, drywall patching, plumbing, and other minor repairs. Evaluate deficiencies such as excessive wear or troubleshoot faulty minor electrical issues.

    + Perform all other duties as directed by the Community Manager and assist the overall team effort as needed.

    + Perform all snow removal if accumulation is less than 2 inches, including shoveling sidewalks and entryways and spreading salt.

    Work Environment

     

    Working hours are from 8:00 am to 4:30 pm, Monday through Friday. On-call duties begin at 4:30 pm with rotations typically occurring every third week. Technicians receive a flat bonus for each week on call, regardless of work performed, and are compensated at 1.5 times their hourly rate for any on-call hours worked.
