Job Title** **: Service Manager



Job Description

We are seeking a dedicated Service Manager to oversee work orders, repair and maintain HVAC and electrical systems, and manage general building maintenance. This role involves performing daily inspections, establishing work schedules, reviewing service request history, and maintaining an on-call schedule for emergency maintenance. The Service Manager will also be responsible for managing software inventory and developing the maintenance team.

Responsibilities

+ Respond to work orders and prioritize them based on urgency.

+ Repair and maintain HVAC systems, light electrical systems, and general building maintenance.

+ Perform daily inspections to ensure operational efficiency.

+ Establish daily work schedules for the service team.

+ Review service request history for recurring trends and develop solutions.

+ Establish an emergency maintenance on-call schedule.

+ Maintain management software inventory of equipment, tools, and asset stock supplies.

+ Train and develop the maintenance team to improve performance.

Essential Skills

+ Experience in HVAC maintenance.

+ Proficiency in building and facilities maintenance.

+ Knowledge of electrical systems.

+ EPA certification.

+ Experience with boiler repair and maintenance.

Additional Skills & Qualifications

+ Knowledge of OSHA regulations.

+ Experience with boiler maintenance.

Work Environment

The role is based 90% in Amherst at a senior living community built in 2009, with the remaining 10% in a downtown location with newer facilities. The shift is typically from 7am to 3:30pm, but offers flexibility. The Service Manager will also be on-call at least one week per month.
