Job Title: Building Engineer
Job Description
The Building Engineer is responsible for ensuring superior property operations within commercial office buildings. This role demands a high standard of maintenance and fiscal management, aiming to deliver an exceptional customer experience. The Building Engineer must be adept at problem-solving, resourceful, detail-oriented, and maintain confidentiality while projecting professionalism and positivity.
Responsibilities
+ Collaborate with the property management team to identify qualified contractors for projects, reviewing bids for accuracy and making selection recommendations.
+ Coordinate, supervise, and approve final inspections of all capital projects and significant repair and maintenance work.
+ Maintain building systems and equipment such as plumbing, electrical, and HVAC through regular cleaning, inspecting, and part replacements.
+ Perform routine HVAC preventative maintenance, monitor building BAS, and recommend solutions for HVAC system issues.
+ Schedule preventative maintenance and contract work for HVAC equipment, elevators, fire alarms, and other critical systems.
+ Inspect property conditions monthly, covering exterior grounds, mechanical and electrical rooms, common areas, and more.
+ Conduct weekly, monthly, and quarterly inspections of generators and life safety systems, completing reports after each inspection.
+ Review vendor preventative maintenance inspection reports for accuracy.
+ Monitor critical equipment, including emergency generators and fire alarms, and respond as needed.
+ Oversee vendor and contractor maintenance work, ensuring quality and timely completion.
+ Manage building service requests and work orders, ensuring timely completion in line with company procedures.
+ Participate in preparing annual operating and capital budgets, and prepare cost estimates for non-budgeted maintenance expenditures.
+ Perform emergency response and repairs during off hours as needed.
+ Perform other duties as assigned by management.
Essential Skills
+ Proficiency in HVAC, facilities maintenance, and commercial building maintenance.
+ Experience with boilers, heat pumps, generators, and building repairs.
+ Strong skills in electrical, plumbing, troubleshooting, and preventive maintenance.
+ Ability to operate various hand tools and power equipment.
Additional Skills & Qualifications
+ High School Diploma
+ 4 years of field experience
+ Ability to read and interpret architectural and MEP plans.
+ Effective communication skills, both written and verbal.
+ Ability to multitask and work independently or in a team environment while maintaining safety and quality standards.

Work Environment
The role involves working across six commercial office buildings, requiring adaptability to various facility conditions. The standard work schedule is Monday to Friday, 8 am to 5 pm, with occasional off-hours work for emergencies.

This is a Contract to Hire position based out of Greenbelt, MD.
Pay and Benefits
The pay range for this position is $27.00 - $35.00/hr.
