What you'll do...

We are seeking a passionate **Senior Manager, Real Estate Acquisitions & Existing Portfolio (Sam’s Club)** for our New Club Acquisition/Portfolio Management role. This more senior level position is crucial in executing growth strategies within their area of responsibility, including management of existing assets, site selection of new clubs, deal negotiation, and partnering with various stakeholders to solve problems. If you enjoy resolving issues, have a knack for dealmaking, and thrive in the real estate hunt, this role is for you. Extensive travel is required to visit sites and markets. **What You'll Do…**

+ **Portfolio Management and Issue Resolution**

+ Oversee portfolio management, surplus property, CAM reconciliations, and lease renewals.

+ Act as a liaison to landlords and operations, handling issues such as maintenance and repair responsibilities.

+ Ensure issues are resolved effectively, maintaining strong relationships with landlords and stakeholders at Sam’s.

+ **Growth Strategy Execution**

+ Understand and manage the existing fleet, including square footage and ownership/lease status.

+ Identify real estate needs, including fuel expansion opportunities.

+ Ensure meticulous attention to detail in map creation and preparation of tour books.

+ **Site Selection and Deal Negotiation**

+ Lead the search for new site locations and land acquisitions, focusing on specific trade areas geared towards Sam's Club.

+ Negotiate deals, to include the execution of LOIs and ROEs. Work with the Legal team on contracts and oversee/assist in the preparation of comprehensive decks for leadership and committee reviews.

+ Work with internal associates and external consultants to ensure smooth project closures and openings.

+ **Leadership**

+ Mentor and develop managers of projects

+ Quarterback issues to resolution to include obtaining support from internal stakeholders

+ Drive deals forward through uncertainty by being curious, having transparent and thorough communication, and with a solution focused mindset

The annual salary range for this position is $80,000.00 - $155,000.00 Additional compensation includes annual or quarterly performance bonuses. Additional compensation for certain positions may also include :

Bachelor’s degree in Real Estate or related field and 3 years’ experience in real estate, retail development, tenant representation, or related area

OR 5 years’ experience in real estate, retail development, tenant representation, or related area.

2 years’ experience in property management.
