JOB OVERVIEW
The Director of Facilities is responsible for providing overall leadership and management of the facilities management operations in Full Service communities. The primary responsibility is maintaining a safe, clean, and comfortable environment for the residents. This is accomplished by having extensive knowledge of all building systems and related code requirements. Systems include plumbing, heating, ventilation, and air conditioning (HVAC), electrical, and equipment repair. The position requires a team player with sound supervisory, organizational, and time management skills that interacts positively with all team members to meet the community’s objectives.
RESPONSIBILITIES & QUALIFICATIONS
Essential Duties

The unique responsibilities for this role include but are not limited to the essential functions listed as follows:
Community Operations
+ Plan, organize, develop, and lead the overall facilities management operations which may include maintenance, housekeeping, laundry, and security in accordance with federal, state/province, local laws, and Sunrise standards, guidelines and regulations.
+ Respond to all building emergencies and direct others based on emergency situation.
+ Review, read, notate, and initial Building Management Platform and Maintenance Log to document and learn about
pertinent information and any resident’s physical and behavioral changes; respond in a timely manner to requests and concerns from residents, family members, and team members.
+ Monitor and evaluate Building Management Platform and Maintenance Log requests ensuring requests are responded to in a timely manner.
+ Oversee the maintenance and repairs of all painted surfaces throughout the community.
+ Ensure resident suites are prepared for new residents and assists with move-ins/move-outs as part of the community leadership team.
+ Monitor and periodically inspect the building façade for damages and needed repairs.
+ Ensure the grounds are properly maintained to include trash collection, maintaining the dumpster areas, and frequent cleaning of all first impression areas.
+ Coordinate effectively the efforts of consultants, contractors, and Sunrise resources to complete large scale projects.
Mechanical Systems
+ Oversee and monitor the HVAC system to ensure proper air quality and comfortable temperatures are felt throughout the community.
+ Oversee the tests, scheduled inspections, and maintains proper documentation on the fire protection systems.
+ Responsible for the overall testing process of low voltage systems as required.
+ Monitor and evaluate the interior and exterior lighting.
+ Monitor and evaluate the plumbing system which includes monitoring and adjusting the resident accessible domestic hot water system to ensure code compliance.
+ Responsible for the overall preventative maintenance tasks and process.
Administration
+ Responsible for maintaining accurate vendor/contractor telephone list with contact names and emergency telephone numbers.
+ Oversee the ordering process for equipment and supplies in compliance with Purchasing department standards.
+ Ensures log books are in compliance per federal, state/province, local laws and Sunrise standards (temperature log, fire extinguisher log, cleaning log, bio-hazard removal log).
+ Manage large scale capital projects, ensuring vendors are paid appropriately.
+ Partner with Government/Agency authorized personnel.
Facilities Training Leadership
+ Train team members on the following:
+ Location and operation of all utility shut-offs
+ Emergency response protocols
+ Safe chemical handling and usage
+ Housekeeping procedures if housekeeping operations are within leadership scope
+ Laundry procedures if laundry operations are within leadership scope
+ Security procedures if security operations are within leadership scope
+ Support the Division Director Facilities by providing technical training to other communities as requested.
Financial Management
+ Assist in the presentation and value of Sunrise’s products and services for our residents, families, and team members and targeted referral sources.
+ Assist the Executive Director in completing the annual community budget.
+ Understand and manage the department budget to include labor/labour and other expenses and its impact on the community’s bottom line.
+ Review monthly financial statements and implements plans of action around deficiencies.
+ Process and submit monthly expenses and budget data timely per Sunrise policies and internal business controls.
+ Coordinate with the community team to achieve maximum staff economies and cross training when applicable.
+ Understand the internal cost associated with all Sunrise resident care programs.
Training, Leadership and Team Member Development
+ Manage the department, including but not limited to: recruiting, hiring, training, coaching, and disciplining.
+ Partner in the delivery and participation in Sunrise University Training and self study programs during the required timeframe.
+ Develop a working knowledge of state/province regulations and ensure compliance through supervising and coaching team members.
+ Achieve the Team Member Engagement goals and actively leads in the Engagement Improvement Planning sessions.
+ Complete team member staffing and scheduling according to operational and budgetary guidelines.
+ Review of timekeeping practices and payroll reports daily to ensure all hours worked are recorded and appropriately paid.
+ Conduct timely performance appraisals with meaningful conversations.
+ Hold team accountable and corrects actions when necessary and documents.
+ Attend regular meetings; Stand Up, Cross Over, Weekly Leadership Meetings , Town Hall, Quality Assurance and Performance Improvement (QAPI), one on one, and others as directed by the Executive Director.
+ Keep abreast of professional developments in the field by reading, attending conferences, and training sessions.
+ Maintain compliance in assigned required training and all training required by state/province or other regulating authorities as applicable to this role to ensure that Sunrise standards are always met.
+ Perform other duties as assigned.
