Some of what you'll be doing:
As an Aviation Lease Specialist II, you will manage, audit, and abstract aviation lease agreements, ensuring timely billing, effective revenue management, and full contract compliance. You will also support Property and Business Managers while managing key business relationships with customers and tenants.
+ You will build on the Aviation Lease Specialist I responsibilities by producing agreement abstracts, supporting Property and Business Managers in developing new revenue leases, and providing accurate lease interpretation to internal and external stakeholders.
+ You will audit, analyze, update, and manage the data in the lease management system and enter billing rules to ensure timely and accurate monthly invoice generation.
+ You will audit all leases and supporting documentation to ensure completion and compliance.
+ You will provide periodic reports to internal and external stakeholders to ensure an accurate revenue stream.
+ You will facilitate effective identification of critical dates to support Property and Business managers in lease negotiation, renewal options, consumer price index (CPI) adjustments, rental updates and lease expirations.
+ You will gather, maintain, and monitor data in the lease management system to support accurate tracking of critical dates and ensure adherence to all lease requirements.
+ You will support the implementation of standards for the Aviation Lease Management team’s workflows, lease files, documentation processes, and technology solutions.
Who you are:
+ **Experienced** – You have two (2) years of experience in creating, processing and managing lease agreements.
+ **Desired** – We hope you have experience in Commercial Real Estate (CRE), including familiarity with a variety of lease types such as concession (percentage), easements/right-of-way, ground, and short-term license agreements. We also hope you have experience with Assignments and Assumptions, as well as Consent to Assignments. Additionally, the ability to obtain a Notary Public License within 90 days is preferred, and a real estate license or paralegal experience would be considered a strong plus.

You possess working knowledge of accounting principles, property management standards, basic data analysis, and lease management systems such as PROPworks. You are also proficient in performing financial calculations related to reconciliations, accounting, billing, and commercial or leased space.
+ **Efficient Communicator** – You have strong verbal and written communication skills and can interact professionally with a wide range of stakeholders, including tenants. You build and maintain effective working relationships, foster a positive climate with internal and external customers, and collaborate well with a diverse customer base and staff.
+ **Detail-Oriented** – You have strong attention to detail, excellent time management, and the ability to prioritize tasks while balancing a dynamic workload.
+ **Analytical Problem-Solver** – You can interpret a variety of legal documents to ensure compliance and possess strong research, technical, and analytical skills. You work independently with minimal guidance and consistently make effective, solutions-focused business decisions.
+ **Technically Skilled** – You are proficient in Microsoft applications (e.g., Word, Excel, OneNote, PowerPoint, SharePoint, Outlook, and Teams), Adobe Acrobat, and accounting and property/lease management systems such as PROPworks, PeopleSoft, or similar software.
What else you need to know:
+ **Work Schedule** – Your normal work schedule will be Monday – Friday, 8:00 a.m. to 5:00 p.m. (40 hours per week). Slightly more flexible start and end times are available in this role. You may be required to work any and all assigned shifts, including weekends and holidays. You may be required to work during emergencies.
+ **Work Environment** - This work will take place in a hybrid/in-office setting at Management’s discretion. However, for the first six (6) months, you will be required to be in the office at least 4 days per week.
+ **Washington State Residency Requirement** – Employees must establish a residence in Washington state within 30 days of their first day of employment and must maintain a residence in Washington State during their employment with the Port of Seattle. If a position is eligible to telework, work performed while teleworking must be performed in Washington State.
+ **Overtime Eligible** – You are eligible for overtime pay in this role.
+ **Security Requirements** – As the successful candidate, you must pass a Transportation Security Administration (TSA) background check as well as a criminal history background check with the Federal Bureau of Investigation (FBI). Your employment will be contingent upon obtaining a Port of Seattle ID badge upon clearance.
