    Description

    Comuniliife Inc. is looking for an experienced Senior Manager for its Vice President of Property Management position opening in early 2026. Reporting to the Chief Housing Officer, the Vice President of Property Management is responsible for the strategic leadership and oversight of Comunilife’s property management operations. This includes ensuring effective management, maintenance, and compliance of all residential properties. The VP plays a key role in tenant relations, vendor management, regulatory compliance, and operational efficiency. The VP supervises the Asset Manager, LIHTC Compliance Managers, Property Managers and Maintenance Supervisors and collaborates closely with other departments to support the organization’s mission. This position is eligible for Comunilife's generous benefits package and paid time off. This position is salaried upto $195,000 a year.

    Essential Duties

    + Lead the strategic planning and execution of property management goals and objectives.

    + Oversee day-to-day operations of all properties, ensuring high standards of maintenance,

    + including preventative maintenance, safety, and tenant satisfaction.

    + Develop (in conjunction with Finance Department) and manage operating budgets for property management, including variance reporting, forecasting and cost control.

    + Monitors and ensures compliance with current and emerging federal, state, and local regulations affecting property operations and related financial assets.

    + Establish and enforce policies and procedures for asset management, property operations, tenant relations, leasing (initial lease up, normal turnover leases, lease renewal, subsidy renewals–PBV), and rent collection.

    + Maintains regular communication with Asset Manager, LIHTC Compliance Managers and

    + Property Managers and reviews performance reports to ensure operational standards and regulatory, funder and investor compliance benchmarks are met.

    + Leads planning and implementation of capital rehabilitation projects for existing properties, ensuring compliance with funding and regulatory requirements.

    + Supervise the operation and maintenance of the RealPage system. Monitor property performance metrics and prepare regular reports for senior l leadership and stakeholders.

    + Collaborate with the Compliance, Finance and Program teams to ensure accurate reporting and adherence to funding requirements. Review monthly property reports with Finance Department.

    + Lead initiatives to improve operational efficiency, tenant retention, and property sustainability.

    + Oversees the Year 15 process for LIHTC properties, including planning for ownership transitions, refinancing, or repositioning strategies in collaboration with Senior Management, General Counsel, Program and Finance teams.

    + Identifies operational and physical risks to property assets, evaluates potential impacts, and develops mitigation strategies to minimize disruptions and preserve asset value.

    + Develops, maintains, leverages, and manages relationships with government entities and departments, funders, real estate and supportive housing vendors, contractors, investors and others.

    + Represent Comunilife at housing industry events, community meetings, and with regulatory agencies.

    Qualifications

    Education and Experience Requirements: Bachelor’s degree in Property Management, Business Administration, or related field. Minimum of five years of experience in property management, preferably in affordable or supportive housing. Proven track record of managing multi-family housing operations. Experience with government-funded housing programs and compliance.
