Job Title: SuperintendentJob Description

The Superintendent will play a crucial role in overseeing the preconstruction phase of healthcare-related projects. This includes understanding the project's unique features, managing budgets, and ensuring all contractual obligations are met. The position requires strong leadership to ensure projects are completed safely, on time, and within budget while maintaining the highest quality standards.

Responsibilities

+ Manage the preconstruction phase, addressing unique project features in the budget, schedule, and general conditions.

+ Review and update budget clarifications and exclusions regularly.

+ Track changes in budget line-items with an accurate budget log.

+ Assist the owner and design team in mitigating cost overruns.

+ Finalize the Owner Contract, clarifications, exclusions, schedule, and general conditions.

+ Ensure the production, quality, safety, and timely profitable completion of assigned projects.

+ Build and sustain relationships with clients and initiate new project leads.

+ Attend client introduction meetings and project interviews.

+ Ensure timely award, preparation, and execution of subcontracts and contracts.

+ Ensure subcontractor compliance with contract and insurance requirements.

+ Manage payment and performance bonds or waivers.

+ Prepare final construction budgets under supervisor direction.

+ Ensure timely collection of monies due and accurate requisitions.

+ Execute terms, conditions, and requirements of the general contract.

+ Conduct progress meetings and manage related documentation.

+ Hold weekly progress meetings with subcontractors and review minutes bi-weekly.

+ Prepare and follow-up on change orders and time extensions.

+ Maintain a change order log for cost report validation.

+ Approve transaction orders, invoices, and requisitions.

+ Ensure accounting procedures comply with company standards.

+ Implement and comply with company safety and quality control programs.

+ Conduct preconstruction meetings with subcontractors.

+ Perform job review prep sessions and ensure understanding of meetings.

+ Conduct monthly accountability coaching meetings with direct reports.

+ Update and manage project schedules regularly.

+ Resolve contract disputes quickly and fairly.

Essential Skills

+ Minimum of 4+ years of experience with an AEC degree or 7+ years without a degree in construction.

+ 2+ years of experience in healthcare facilities as a Superintendent or Site Manager.

+ Proven experience managing healthcare projects from conception to completion.

Additional Skills & Qualifications

+ Experience in the healthcare construction sector.

+ Background in general contracting and construction management.

Work Environment

This on-site position focuses on healthcare construction projects, mainly in hospitals. The work environment requires adherence to strict infection prevention and dust containment measures. All projects are healthcare-related, and the company is committed to long-term client relationships and employee development.

Job Type & Location

This is a Contract to Hire position based out of Herndon, VA.

Pay and Benefits

The pay range for this position is $43.00 - $60.00/hr.
