The Loan Processor (Processing Closer Funder) is responsible for reviewing, preparing, and finalizing loan documents, ensuring compliance with company policies, investor guidelines, and all regulatory requirements. This position involves close coordination with borrowers, lenders, escrow officers, and other stakeholders to facilitate smooth and timely loan closings and the accurate disbursement of funds.

1. Loan Document Preparation & Review

+ Verify and review all closing documents for accuracy, completeness, and compliance.

+ Ensure loan terms match approved underwriting conditions.

+ Collaborate with title companies, attorneys, and escrow officers to coordinate closings.

2. Closing & Funding Coordination

+ Prepare wire instructions and authorize loan funding.

+ Confirm receipt of all required documentation prior to disbursement.

+ Ensure all loan conditions and stipulations are satisfied before finalizing funding.

3. Compliance & Quality Control

+ Follow federal, state, and investor regulations, including TRID, RESPA, and other mortgage compliance guidelines.

+ Maintain accurate records and audit loan files to identify and resolve discrepancies.

4. Communication & Customer Service

+ Act as a liaison between loan officers, processors, and the funding department.

+ Provide timely updates to borrowers and stakeholders on the closing process.

+ Address and resolve closing or funding issues promptly and professionally.

5. Administrative & Reporting

+ Ensure all loan data is accurately entered into the system.

+ Generate reports and maintain records of funded loans.

+ Support process improvements to enhance department efficiency and accuracy.

Requirements

Education and Experience

+ High school diploma or equivalent required; Associate’s or Bachelor’s degree preferred.

+ Minimum 2 years of experience in post-closing, loan processing, or mortgage operations.

+ Familiarity with loan origination systems (LOS) and document management platforms is a plus.

Skills and Competencies

+ Solid understanding of loan closing, funding, and post-closing processes.

+ High attention to detail and accuracy.

+ Strong organizational and time-management skills, with the ability to work independently.

+ Proficient in Microsoft Office Suite (Word, Excel, Outlook).

+ Ability to communicate clearly with borrowers, colleagues, and external partners.
