JOB SPECIFICS
The Building Services Project Manager would plan, coordinate, oversee and direct major facility construction projects. Manage construction contracts, negotiates contract fees. Prepare project cost estimates. Create the design and layout for small or minor projects. Write request for proposals and send to potential project vendors and recommend selection of contract vendors. Perform code and contract compliance inspection for projects involving County-wide facilities construction, renovation and remodeling, including structural and non-structural plan review and field inspection of construction and remodeling work. Develop communication strategies to notify public/employees about construction progress and impacts. Develop design criteria, sketches and schematic drawings, specifications, and details necessary to accomplish the required tasks for special projects
DESIRABLE EXPERIENCE:
+ Paid work experience delivering facility new build, remodel, or modification projects
+ Paid work experience delivering signage and wayfinding design and implementation projects in a facility setting
+ Paid work experience working with or for a government agency on facility construction projects
+ Paid work experience managing construction budgets and schedules
SELECTION TECHNIQUE: Your training and experience will be rated based on the required application material submitted and the top-scoring candidates will be forwarded to the hiring department for further consideration.
HOURS / DAYS: Monday- Friday from 8:00 am- 4:30 pm. Work schedules (hours and days) and location are subject to change based on department needs.
ANTICIPATED HIRING RANGE: $72,675.20-$85,914.40 Annually

JOB SUMMARY
The Building Services Project Manager performs complex professional and administrative project management work for new construction, remodeling, and general facility improvement projects for County buildings.
EMPLOYMENT CRITERIA
MINIMUM QUALIFICATIONS: This position requires a Bachelor's Degree in Construction Management, Architecture, Engineering, Planning or a directly related field and two years of full-time work experience in building or construction project management; a directly-related internship may be applied towards required work experience, or equivalent. Must have and maintain a valid class D driver's license.
PREFERRED QUALIFICATIONS: Certification as a State Building Official and commercial or construction project management work experience is highly desirable.

DUTIES & RESPONSIBILITIES
Plan, coordinate, oversee and direct major facility construction projects:
• Manage construction contracts, negotiates contract fees
• Prepare project cost estimates,
• Create the design and layout for small or minor projects;
• Write request for proposals and send to potential project vendors;
• Recommend selection of contract vendors;
• Perform code and contract compliance inspection for projects involving County-wide facilities construction, renovation and remodeling, including structural and non-structural plan review and field inspection of construction and remodeling work;
• Collaborate with County departments and Building Services Manager to coordinate remodeling and new construction projects;
• Evaluate needs and prepares feasibility studies;
• Develop communication strategies to notify public/employees about construction progress and impacts;
• Provide technical assistance in facilities construction and remodeling to other departments in providing cost estimates, direction and coordination of projects;
• Provide construction expertise and assists the Building Services Manager in development of capital programs and budgets for facility improvements;
• Manage specialized engineering and technical projects using staff and/or outside contractors;
• Develops design criteria, sketches and schematic drawings, specifications, and details necessary to accomplish the required tasks for special projects;
• Coordinate design work with Building Services Manager as appropriate; and
• Coordinate and manage special construction or restoration projects for the Historic Courthouse to ensure compatibility and authenticity to the historic building.
Ensure safety standards and compliance:
• Coordinate departmental compliance efforts (Workplace Accident and Injury Reduction (AWAIR) program, Occupational Safety and Health Act (OSHA) and The Americans with Disabilities Act (ADA) requirements);
• Recommend department policies and procedures for safety
• Coordinate staff safety training;
• Serve as department liaison to the County's Safety Committee.
Perform other related duties as assigned.
WORK ENVIRONMENT
PHYSICAL AND MENTAL REQUIREMENTS: Work requires a variable blend of office and field physical requirements with lifting up to 25 pounds intermittently to perform field work. The incumbent operates machines and equipment including, but not limited to: computers, calculators, telephone, copy machine/fax/scanner, ladders, lifts, pallet jacks and hand tools, etc. Work includes walking in construction areas and intermittently climbing ladders to view work.
WORKING CONDITIONS: The Senior Building Services Project Manager drives on a regular basis, sometimes in inclement weather and works 65% of the time in the field and 35% in the office.
