About the role
Provide formal supervision to individual employees within single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Efficiently recommend same for subordinates to next level management for review and approval. Plan and supervise appropriate staffing levels and utilization of labor, including outside of normal business hours. Prepares and delivers performance appraisal for staff. Mentor and coach team members to further develop competencies. Leads by example and acts in a way that are consistent with the company's values.
What you’ll do
+ **You would Coordinate maintenance efforts with outside contractors, tenant finish personnel and technicians. Oversight of all building systems including fire/life safety, plumbing, HVAC and electrical issues and must remain current with the latest HVAC technology trends.**
+ **Maintain ongoing communication with tenants, clients, owners, facility management team and vendors.**
+ **May assist in solicitation and acquisition of new management, maintenance/repair service contracts. Coordinates development and maintenance of as-built drawings.**
+ **Respond to all emergency situations quickly (fire, evacuation, equipment failure etc.) and customer concerns.**
+ **Implement and coordinate inventory control programs/purchase parts and supplies.**
+ **Establish and oversee programs to ensure compliance with applicable codes, requisitions, government agency and company directives as relates to building operations.**
+ **Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.**
What You’ll Need:
+ High School Diploma, GED, or trade school diploma with 5-8 years of job-related experience. In lieu of a diploma, a combination of experience and education will be considered. Prior shift manager or supervisory experience preferred.
+ Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.
+ The innovative mentality to develop methods that go beyond existing solutions.
+ Ability to solve unique problems using standard and innovative solutions having a broad impact on the business.
+ In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
+ Expert organizational skills with an advanced inquisitive mindset.
+ Highly sophisticated math skills. Ability to calculate somewhat complex figures such as percentages, fractions, and other financial-related calculations.
