    General Function

    The Custodial Equipment Repair and Special Projects Foreman repairs custodial equipment, such as floor scrubbers, high and low speed buffers, carpet extractors, wet-vacs, vacuums, etc., assembles and distributes new equipment, and evaluates and recommends the purchase of new custodial equipment. The Custodial Equipment Repair and Special Projects Foreman supervises weekend custodial operations. The Custodial Equipment Repair and Special Projects Foreman delivers custodial supplies to buildings, picks up and stores items delivered to Shipping and Receiving, orders light bulbs and lamps, checks out and collects departmental keys to custodians, and assists with custodial staff training. The Custodial Equipment Repair and Special Projects Foreman performs annual inventories of custodial supplies and equipment and assists with moving and set-up of furniture, equipment, and supplies as needed. The work performed by Custodial Equipment Repair and Special Projects Foreman includes the removal of snow and/or ice from exterior entrances, walkways and sidewalks and the performance of all Custodial Foreman and Custodian I tasks, as needed. The Custodial Equipment Repair and Special Projects Foreman may assume the duties of the immediate supervisor in his/her absence, as assigned.

     

    Description of Primary Duties

     

    This position is only available to current, regular, full-time employees of Missouri State University who are represented by the IBEW .

     

    1. Helps to assure that custodial equipment is available, maintained, and functioning effectively by assembling and distributing new custodial equipment, providing preventive maintenance and repairs for custodial equipment, and evaluating and recommending the purchase of new custodial equipment.

    2. Assures continuity of custodial coverage by supervising weekend and holiday custodial crews, using both verbal and written instructions in compliance with the guidelines provided by the immediate supervisor and using independent judgment in instances not covered by the guidelines, scheduling work activities and adjusting workloads to compensate for scheduled and unscheduled absences, changing priorities, and special custodial projects, inspecting the work of custodial personnel and directing corrective measures to be taken when necessary to meet those guidelines, advising custodial personnel of the University’s rules and policies on employee conduct, issuing verbal warnings and written reprimands for violations, and recommending progressive disciplinary action to the immediate supervisor as appropriate.

    3. Supports the department by providing support services, such as, delivering custodial supplies to buildings, picking up and storing items delivered to Shipping and Receiving, ordering light bulbs and lamps, checking out and collecting departmental keys to custodians, assisting with custodial staff training, performing annual inventories of custodial supplies and equipment, and assisting with moving and set-up of furniture, equipment, and supplies as needed.

    4. Provides leadership to small groups of custodians by leading or directing custodial activities during scheduled work periods (including weekends and overtime periods), or when the custodial work force is split into work crews, or when performing special/detail cleaning projects, such as summer clean-up, shampooing upholstery, extracting carpets, power spraying porches, cleaning vents or wall coverings.

    5. Assists with the development of an effective team of custodial personnel by instructing employees in the proper methods and use of cleaning materials and equipment and providing corrective guidance and assistance when necessary to meet established performance standards.

    6. Provides continuity of custodial services during personnel absences or under emergency conditions by performing custodial duties to cover areas without custodial support or directly related to the emergency conditions or as the situation dictates.

    7. Assists with the annual property inventory by physically counting (by property number) various custodial equipment assigned to the department such as floor buffers and waxers, vacuum cleaners, and wet/dry vacuums.

    8. Assists the supervisor in ensuring that specified contract cleaning services are completed as contracted by performing sight inspections of areas designed by the supervisor and advising the supervisor when shortcomings or other deficiencies are noted.

    9. Performs regular, scheduled, and directed floor and stairs maintenance by using manual tools and equipment or operating powered floor machines to sweep, vacuum, and mop floors and stairs, and strip and wax floors according to prescribed guidelines or specific directions.

    10. Cleans building furnishings (which may require limited moving of those furnishings) within assigned area by dusting, washing, and/or polishing office furniture and equipment such as desks, chairs, tables, word processing cabinets, bookcases, file cabinets, end tables, lamps, handrails, heat and air conditioning registers, trophy cases, ash stands, and similar fixtures.

    11. Ensures that lavatories and restrooms are clean and sanitary by following prescribed procedures for sweeping, washing and/or scrubbing the restrooms, using specific chemicals for foaming and/or disinfecting facilities, restocking all appropriate paper products, refilling soap dispensers, replacing sanitary disposal liners, and removing all trash and waste products from lavatories and restrooms.

    12. Cleans classroom furniture and equipment (if classrooms are part of assigned area) by dry dusting blackboards and erasers and/or washing whiteboards, re-aligning classroom desks and/or tables and chairs, dust-mopping and damp-mopping hard surface floors or vacuuming carpeted floors, and collecting and removing all trash and waste products from the classrooms.

    13. Cleans interior walls by removing adhesive tape, thumb tacks, paper pins, staples, and similar items, and washing and scrubbing (if necessary) the walls with prescribed wall cleaners to remove stains and graffiti.

    14. Washes all interior glass, including windows, mirrors, and door glass by using glass cleaners and squeegees and paper wipes according to prescribed guidelines or specific directions for use of the cleaners.

    15. Removes all trash from assigned areas by collecting trash from various trash containers and receptacles, transporting the trash to designated outside trash dumpsters, and emptying the trash into the dumpsters.

    16. Removes all recyclable materials from assigned areas by collecting the recyclable materials from the various labeled containers, transporting the recyclable materials to designated outside recycling dumpsters, and emptying the recyclable materials into the dumpster, ensuring that the dumpster is locked when after dumping.

    17. Uses cleaning chemicals properly and safely by wearing prescribed protective clothing, masks, and/or rubber gloves and boots, following either written or verbal directions for mixing chemical compounds according to specifications, applying the cleaning chemicals properly on surfaces or items designated for their use, and disposing of residual chemical products as directed or storing and labeling them for future use.

    18. Unloads delivery trucks or picks up cleaning supplies from the custodial storeroom and distributes those items for immediate or future use by manually lifting the cleaning supplies and carrying and/or transporting them using a two-wheel hand truck to the designated storage facility or work area.

    19. Prepares classrooms, meeting rooms, auditoriums, arenas and outdoor locations for special events and activities by moving existing furniture and tarping floors (if necessary), and setting up (erecting) equipment, tables, chairs, portable steps, stages, podiums, curtains, sound shells, and other specifically requested items following set-up plans, diagrams, or verbal instructions.

    20. Assists in preventing accidents resulting from snow or ice covered walkways by shoveling or sweeping snow or ice from sidewalks and entrances, and spreading salt, sand or chemicals within the assigned area.

    21. Responds to emergency situations that may cause property damage, personal injury or both such as water leaks, flooding, overflowing restroom fixtures, accidents resulting in the appearance of bodily fluids (blood, vomitus waste, urine), broken window and door glass, by following the procedures prescribed for handling each emergency situation within the capability to respond.

    22. Performs a measure of building and facilities security by checking assigned areas, building and facilities for safety and security, locking designated office and work areas, and notifying proper authorities when security of the assigned building or facilities is in jeopardy.

    23. Reports damage to buildings, facilities, furnishings and equipment, as well as emergency conditions beyond the capability to handle by contacting either the immediate supervisor or (if not available) the Office of Public Safety immediately upon discovery, and describing the specific conditions.

    24. Contributes to the overall success of the assigned department by performing other essential duties and responsibilities as assigned.

     

    Minimum Acceptable Qualifications

     

    Education: A high school diploma or the equivalent is required.

     

    Experience: At least three years of experience in custodial services which includes knowledge of cleaning procedures and supplies and experience with equipment assembly and repair is required. Supervisory experience is required.

     

    Skills: Must be able to read English language sufficiently to understand written work orders and instructions as well as equipment assembly manuals, wring diagrams, and directions for the proper mixture, use, and disposal/storage of cleaners, solvents, chemicals, and similar products used in custodial services. Must be able to instruct other custodial personnel in proper cleaning procedures and the use of custodial supplies and equipment.

     

    Effort: Maximum physical exertion is required on a daily basis in this job. Requires the ability to lift and carry custodial supplies, furniture, and equipment without assistance weighing up to 100 pounds on a frequent basis; must be able to lift and move objects weighing up to 500 pounds with the help of others or with mechanical assistance. Prolonged walking or standing and frequent bending, stooping, and reaching is required on a daily basis. Requires a full range of physical motion in order to operate manual and electrically-powered cleaning equipment and machines to include dollies, pallet jacks, hand trucks, platform trucks, floor scrubbers, high and low speed buffers, carpet extractors, vacuums, and fork lifts. Requires the ability to access facilities and areas that may only be accessible by climbing ladders or stairs, bending, reaching on top of partitions, cabinets, bookcases and ledges, moving furniture, supplies, equipment, or office machines by using stairs or in confined spaces. Must be able to move throughout assigned areas, as work is performed indoors and out-of-doors. Employees in this job classification (job title) are designated as essential employees and must report to work as scheduled when University offices are closed due to severe weather.

     

    Other: Scope of the job requires exposure to and use of chemical compounds for cleaning which may be hazardous and/or cause injury if specific instructions regarding their mixture, application and use are not properly followed. Must possess a valid Missouri driver’s license.
