    ### Job Duties

    We are seeking a dedicated individual for our Property Caretaker position! This Direct Hire role has a work week Mon-Thurs 8am-6pm and Friday 9am-3pm. This is a great opportunity to join a growing team and make a difference.

    Duties and Responsibilities:

    1. Clean: Ensure the property is kept clean and comfortable.

    2. Collected: Collect all rents and other fees on a monthly basis and handle delinquent accounts.

    3. Leased: Maintain a consistent occupancy standard and keep the property leased up.

    4. Handle all details of Move-Ins and Move-Outs.

    5. Ensure policy and procedure compliance.

    6. Prepare and maintain complete resident files.

    7. Maintained: Maintain the property by keeping up on curb appeal and maintenance items.

    8. Ensure all maintenance requests are handled properly and that residents are informed when parts must be ordered and complete the work.

    9. Continually inspect the property and improvements, recording deficiencies and taking necessary action.

    10. Perform caretaker duties weekly.

    11. Ensure that all snow and ice is removed from sidewalks in a timely manner during winter months.

    Requirements and Qualifications:

    1. Property Management: 2 years (Required).

    2. Full time Property Manager/Caretaker and Maintenance for our 80-apartment building in West St. Paul.

    3. Must be available on the first day and last day of the month for move-ins and move outs even if it falls on a weekend.

    4. Caretaking experience and reliability.

    5. Schedule must be flexible to accommodate turnovers and snow removal.
