Description

JOB DESCRIPTION:

+ Journeyman/Apprentice, skilled, trained and certified in one of the competency areas of plumbing, electrical, HVAC, steam control, and related building systems and equipment.

+ Practicing under the guidance of a licensed professional.

+ Provides guidance to maintenance mechanics and assigns and schedules work.

+ Interprets departmental and organizational policies and procedures for staff to ensure consistent practices.

+ Picks-up and distributes work assignments and gives direction to ensure work orders are completed accurately and in a timely manner.

+ Schedules, monitors and directs workflow.

+ Observes and reviews work produced by staff to maintain efficiency and timely services.

+ Reads and interprets blueprints, drawings, schematics and written technical documents of general machineries to locate area of trouble and complete repairs accurately.

+ Performs preventive maintenance on related equipment, buildings and building systems to ensure safe and proper operations.

+ Shuts down equipment prior to scheduled repairs if necessary.

+ Operates and maintains building equipment and systems such as vacuum systems, control air systems, building air systems, emergency generators, electrical distribution systems, liquid pumping systems, steam, air handling systems hot/cold water systems and natural gas and fuel oil systems.

+ Troubleshoots and diagnoses problems with assigned equipment, systems and buildings.

+ Operates various electrical, mechanical and plumbing equipment and systems to diagnose and maintain systems.

+ Maintains records and files.

+ Interprets applicable regulations and establishes filing and auditing policies and procedures to ensure accuracy and compliance.

+ Practices all applicable safety regulations and uses personal protective equipment as required.

+ Responds to customer requests and complaints in a timely and appropriate manner; identifies and records need or problem and determines best approach to resolve situation following departmental guidelines.

+ Provides training and instruction for staff; assesses training needs, prepares materials, and shares knowledge and expertise on an on-going basis.

+ Repairs and adjusts doors, windows, closures, panic devices and locks.

+ Patches holes, installs escutcheons, repairs ceiling and floor tile as needed to maintain building appearance.

+ Makes minor masonry and wood repairs.

+ Installs pictures, coat hooks, other wall hung furnishings, and equipment as requested.

+ Performs preventive maintenance activities, responds to customer complaints, and repairs equipment.

MINIMUM QUALIFICATIONS:

+ Minimum of five years of experience in building maintenance with a supported Journeyman's/Apprentice licensure or degree OR 15 years experience in one or more of the competency areas.

+ Positions in this classification may require a valid Georgia driver's license and an insurable driving record.

+ Some positions within this classification may require the ability to lift 50 pounds and to bend, stoop, and twist.
