Description

We are looking for a Paralegal in Denver with a solid amount of real estate experience. In this contract-to-hire role, you will support real estate attorneys, corporate legal teams, or in-house counsel with transaction management from contract through closing in compliance with Colorado real estate laws and local requirements. Maintain documents, liaise with clients and third parties, and ensure smooth execution of real estate deals.

+ Draft, review, and manage contracts, lease agreements, subleases, purchase agreements, closing documents, title affidavits, mortgage/lending documentation, and addenda.

+ Prepare closing checklists and organize transaction files.

+ Analyze title commitments, surveys, zoning reports, environmental/soil/well test documentation.

+ Coordinate with title companies, lenders, escrow officers and surveyors.

+ Maintain transaction calendars, monitor deadlines, track post-closing tasks and coordinate with internal/external teams.

+ Attend closings and support attorneys with paperwork and logistics.

+ Conduct legal research on real estate codes, land-use statutes, relevant case law, permitting and licensing.

+ Prepare filings, motions, subpoenas and other legal documentation for administrative or litigation matters.

+ Serve as liaison with clients, tenants, landlords, outside counsel, title/lien companies, lenders and government agencies.

+ Respond to client inquiries and escalate critical issues.

+ Maintain electronic and hard copy legal files.

+ Prepare lease abstracts, maintain lease databases, record-keeping, and generate periodic reports.

Requirements

+ Associate’s degree in paralegal studies or related field; ABA-certified paralegal certificate preferred.

+ Minimum 2–3 years of experience in real estate transactions or real estate law; commercial real estate experience preferred.

+ Colorado-specific real estate knowledge, including REITs, financing, land use, buying/selling processes, and closing procedures.

+ Strong organizational, attention-to-detail, and project management skills.

+ Excellent verbal and written communication; ability to liaise with varied stakeholders.

+ Proficiency in legal project management tools (e.g., Amberlo, Accelo) or familiarity with case management systems such as ProLaw.

+ Solid analytical skills with knowledge of real estate documents, lending requirements, title work, and bankruptcy considerations.

+ Capability to manage multiple deadlines in a fast-paced transactional environment.
