Job Description
The Asset Manager is responsible for optimizing the value and performance of a segment of Pilot's real estate portfolio. This role involves a wide range of activities aimed at maximizing returns, ensuring compliance, and coordinating various aspects of property operations, reporting to the Senior Manager of Property Management.
1. Oversee environmental compliance for assigned properties.
2. Identify and implement strategies for site-level revenue maximizing.
3. Participate in property valuation assessments.
4. Manage and ensure the payment of property taxes, including appeals processes.
5. Handle and track insurance certificates for properties.
6. Review and manage site financials, including rent roll.
7. Coordinate FEP (Facilities, Engineering, and Planning) and maintenance activities.
8. Address and resolve boundary disputes.
9. Manage association maintenance, including collecting/paying dues where necessary.
10. Oversee surplus properties within the portfolio.
11. Ensure compliance and resolution of notices of violation.
12. Track franchise standards and requirements in collaboration with relevant teams.
13. Assist with Real Estate Joint Venture (RE JV) management in a collaborative capacity.
14. Contribute to strategic resource planning, including evaluating lease vs. purchase options and facilitating discussions on the highest and best use of property.
Qualifications
+ Bachelor’s degree required
+ Proven experience in real estate asset management or related property management roles.
+ Strong analytical skills with the ability to manage financial and operational data related to properties.
+ Excellent organizational and problem-solving abilities.
+ Experience in coordinating with various internal and external stakeholders.
