    Employment Type: Contract-to-Hire

     

    Pay Rate: $25/hour

    About the Role

    We are seeking a highly experienced Loan Processor with strong knowledge of Fannie Mae and Freddie Mac guidelines to support a fast‑paced, production‑driven mortgage environment. This role focuses on guideline review, file corrections, restructuring, and preparing loans for closing—often on tight timelines.

     

    You will work from a shared queue where no single processor owns the full file; instead, each person handles guideline cleanup, conditions, and updates. Successful candidates thrive in high volume, detail‑oriented environments.

    Responsibilities

    + Manage and work through a queue of 40–50+ loans.

    + Complete rush files and support 24‑hour closings when needed.

    + Review borrower documents, including credit reports, bank statements, income, and large deposits.

    + Make updates and corrections involving:

    + Cash‑to‑close

    + DTI changes

    + Seller concessions

    + Restructuring loans at closing

    + Add loan conditions and communicate with branch operations through internal chat systems.

    + Apply investor standards across approximately 130 guideline reviews per day.

    + Ensure loan accuracy, compliance, and readiness for next‑step processing.

    + Adjust and restructure loans based on Fannie, Freddie, FHA, and VA requirements.

    Required Qualifications

    + 3–5 years of mortgage loan processing experience.

    + Experience in credit unions or mortgage lending environments.

    + Strong understanding of Fannie Mae & Freddie Mac guidelines.

    + Must have experience with conventional purchase loans (not just refinances).

    + VA loan knowledge, including funding fees and COEs.

    + FHA experience preferred.

    + Ability to identify borrower documentation and analyze large deposits.

    + Encompass system experience preferred.

    Training & Work Environment

    + Training period: 10–15 days, followed by shadowing.

    + Environment: Fully onsite, team‑based, production‑driven.

    This is a Contract to Hire position based out of Carrollton, TX.

    Pay and Benefits

    The pay range for this position is $25.00 - $25.00/hr.
