    Position Summary:

    This position will be responsible for managing and implementing the real estate development process for Southtown within Kraus-Anderson’s owned portfolio as well as sourcing and managing other development and redevelopment opportunities for KA’s real estate portfolio. This role will include responsibility for all development and entitlement efforts of Southtown and future development and redevelopment planning for the owned portfolio. This includes development oversight during the site selection, due diligence, entitlement, lending, acquisition, construction, and development processes. This position will collaborate with numerous internal and external partners to identify, determine and manage scope, schedule, budget, and risk for the Southtown redevelopment project. The role will also have a future-oriented outlook for development opportunities within the owned portfolio. **Essential Duties and Responsibilities**

     

    + Manages the Southtown redevelopment project by thoughtful, thorough planning that provide acceptable levels of risk-adjusted returns.

    + Establishes and manages realistic pre-development budgets.•Provides economic inputs resulting in accurate project pro forma analysis, including a detailed project budget, leading to outcomes that meet or exceed expectations.

    + Reviews, coordinates and manages approvals of all planning activities.

    + Creates accurate project schedules.

    + Provides oversight and coordination of all development and construction-related due diligence such as environmental, geotechnical, traffic, and other investigations, as necessary.

    + Collaborates with the project team to Interview, select, lead, and manage all third-party service providers such as architects, engineers, and consultants.

    + Develops viable project concepts including planning, site design and development strategies.

    + Determines initial project feasibility, through analysis of market data, project costs, and overall levels of return.

    + Engages appropriate governmental agencies, community groups, and/or granting agencies as needed to secure all approvals, entitlements, and appropriate financial assistance.

    + Identifies and develops viable investment strategies in collaboration with various executive leaders.

    + Facilitates communication with senior management regarding project economics, status, and risk, specifically identifying potential issues as early as possible. This includes preparing and presenting regular reports to KA’s Real Estate Investment Committee and other trustee, board, family, and senior executive meetings on the performance and outlook of the Southtown redevelopment project as well as other future development and redevelopment projects.

    + Collaborates with KA Construction to coordinate and manage scope, schedule, and construction budget.

    + Collaborates with accounting, legal, investments, c-suite, and others to secure, close, and manage project debt, including managing monthly draws, processing invoices, and tracking the project budget.

    + Partners closely with leasing, property management, accounting, and legal to align day-to-day execution with ownership priorities.

    + Coordinates with KA Construction Company’s Development function on Real Estate Service Fee projects.

    + Drives positive resolution on issues that may arise through the construction process.

    + Performs other duties as assigned.

    Required Knowledge, Skills and Abilities:

    + Bachelor’s degree in real estate, finance, business, architecture/design, or construction project management.

    + 10+ years of related real estate development experience including investment, finance, design, and/or construction management.

    + In-depth knowledge of the real estate development process.

    + In-depth knowledge of city entitlement and approval process.

    + In-depth experience and/or working knowledge of all the following: real estate finance, real estate development, construction project management, market analysis, investment analysis, asset management, and design.

    + Broad understanding of real estate market conditions, opportunities, and headwinds.

    + Strong presentation, negotiation, and critical thinking skills.

    + Skilled in process management.

    + Excellent verbal and written communication skills, including ability to effectively communicate with internal and external customers

    + Ability to develop, maintain and strengthen partnerships with others inside and outside the organization who can provide information, assistance and support

    + Ability to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service

    + Comfortable with and skilled in conflict resolution.

    + Demonstrated computer proficiency (MS 365 Office – Word, Excel and Outlook).

    + Ability to learn new skills.

    + Ability to maintain compliance with all company policies and procedures.

    + Demands the highest level of standards from self and others.

    + Ability to use time productively, maximize efficiency and meet challenging work goals; ability to delegate responsibility and authority as appropriate

    + Ability to maintain compliance with all company policies and procedures

    + Ability to possess and maintain exceptional work ethic as well as uphold company values and demand the highest standard of conduct from self and others

    Preferred Knowledge, Skills and Abilities:

    + Master’s Degree in real estate development or related field

    Other:

    + Valid Driver's License, ability to maintain a satisfactory Motor Vehicle Record, and ability to adhere to the KA Motor Vehicle Policy.

    + Travel as needed, up to 30%

    + Ability to attend meetings and other work obligations outside of normal work hours as needed

    + Clearly communicate information (both written and verbal) to colleagues and key stakeholders

    + Navigate between office building floors, and on occasion, attend off-site meetings

    + Lift up to 25 lbs. unassisted

     

    Salary Range: $180,000 to $210,000 annually, plus auto allowance and discretionary incentive program.

     

    Pay is based on many factors including but not limited to education, skill, experience, training, certifications, and other business needs.
