Description We are looking for an experienced and detail-oriented Property Manager to oversee the operations of a commercial office building in Dallas, Texas. The ideal candidate will ensure the property operates smoothly, meets financial goals, and provides an exceptional experience for tenants. This role requires strong leadership skills, expertise in property management, and the ability to foster positive relationships with tenants, vendors, and stakeholders.
Responsibilities:
• Manage daily property operations, ensuring the building is clean, secure, and functioning efficiently.
• Coordinate maintenance activities and repairs by working closely with contractors and vendors.
• Implement preventative maintenance programs to optimize the building's performance and lifespan.
• Ensure compliance with all safety, environmental, and regulatory requirements at local, state, and federal levels.
• Administer lease agreements, handle renewals, and negotiate lease terms in collaboration with relevant teams.
• Build strong tenant relationships through regular meetings, inspections, and proactive communication.
• Develop and oversee the annual operating budget, ensuring expenses align with financial goals.
• Monitor rent collection, accounts payable and receivable, and operating costs to maintain financial stability.
• Source, negotiate, and manage contracts with third-party service providers such as janitorial and landscaping companies.
• Plan and execute capital improvement projects, tenant build-outs, and renovations within defined budgets and timelines. Requirements • A minimum of 5 years of experience in commercial office property management.
• Proven expertise in lease administration, financial reporting, and property maintenance practices.
• Strong communication, negotiation, and interpersonal skills to manage tenant and vendor relationships effectively.
• Proficiency in property management software like Yardi and Microsoft Office Suite.
• Ability to manage multiple tasks, solve problems effectively, and thrive in a fast-paced environment.
• Bachelor's degree in business administration, real estate, or a related field preferred.
• Real Estate License or Certified Property Manager designation is strongly preferred.
• In-depth knowledge of budget management, vendor contracts, and operational efficiency.
