SUMMARY
The Maintenance Supervisor 2 plays a vital role in ensuring the efficient operation and maintenance of designated University facilities at Brockport. This position is responsible for directing and coordinating the work of skilled, semi-skilled, and unskilled staff involved in maintenance, repair, rehabilitation, preventative maintenance, and construction. They promote effective, safe, and creative facility management practices across all assigned areas.
JOB FUNCTIONS
Essential Functions:
+ Oversees the Facilities Maintenance operations, including supervision of two Maintenance Supervisor 1 (SG-14) positions; provide technical direction and develop and implement staffing schedules. Ensuring coverage of all shifts
+ Conducts inspections to ensure quality, compliance with standards, and adherence to instructions for maintenance and repair work
+ Coordinates and schedules the annual dryer vent cleaning & inspections for the campus, the annual bleacher inspections, and the annual dorm painting project
+ Develops and manages a comprehensive roofing inspection and maintenance program
+ Prepares cost estimates and material needs; manages procurement of tools, materials, and equipment per University, SUNY, and State guidelines
+ Oversees purchasing and contracting activities to ensure policy compliance
+ Develops and implements staff training programs based on performance observations
+ Establishes and manages a Preventive and Predictive Maintenance program; recommend procedural improvements to enhance efficiency
+ Enforces operational and safety procedures for all maintenance activities
+ Coordinates and schedules tasks with other supervisors
+ Coordinates and schedules project and event support
+ Develops and implements staffing schedules ensuring coverage of all shifts
+ Reviews construction project plans and drawings
+ Coordinates and oversees campus move-in/move-out processes, commencement setup, and summer building transitions to ensure smooth and efficient operations
Non-Essential Functions:
+ Attends departmental and interdepartmental meetings
+ Attends and participates on committees, as assigned
+ Recommends and manages Minor Critical Maintenance projects
+ Conducts annual employee performance evaluations
+ Responds to off-hour emergency maintenance calls and work overtime when needed
+ Supports the preparation of the annual maintenance operating budget, including staffing and resource recommendations
+ Maintains computerized records of work requests and maintenance activities
+ Oversees contractors to ensure timely and quality project completion
+ Works with Planning & Construction Department to create Campus standards
Operating Needs:
+ Strong supervisory knowledge and experience
+ Familiarity with maintenance department policies, standards, and procedures
+ Ability to read and interpret technical drawings, manuals, and schematics
+ Proficiency in diagnosing mechanical and electrical issues
+ Experience with handling hazardous materials and using protective equipment
+ Physically capable of lifting, climbing, stooping, and working in confined spaces
+ Effective training, scheduling, and counseling abilities
+ Skilled in estimating material, labor, and equipment costs
+ Basic computer literacy
+ Possession of a valid NYS driver’s license (excluding motorcycle) and ability to pass a NYS LENS check
+ Willingness to obtain asbestos abatement certification if required for supervisory responsibilities
REQUIREMENTS
Minimum Qualifications:
NON COMPETITIVE NY HELPS:
Two years of first-level supervisory experience in either the maintenance and operation of a physical plant; building construction; and/or building renovation and/or repair projects.
COMPETITIVE:
+ Promotion: one year of permanent service as a Maintenance Supervisor 1.
+ Open Competitive: two years of experience supervising workers in the maintenance and operation of a physical plant; or in building renovation or construction.
Preferred Qualifications:
+ Strong knowledge of electrical, plumbing, and mechanical systems
+ 10+ years of maintenance experience in a facilities environment
+ Strong problem-solving, communication, and leadership skills
ADDITIONAL INFORMATION
Work Schedule:40 hours/week: Monday - Friday 7:00am-3:30pm.
