As a CBRE Transaction Management Director, you will manage a team of transaction management professionals responsible for providing real estate services for the client to ensure that the best interests of the client and of CBRE are met. You will assist staff and divisions on the acquisition, management, and disposal of land and facilities, including facility location, site acquisition, and leasing of space.
This position provides location flexibility, with onsite presence at our Baltimore location required a few times each month.
What You'll Do
+ Effectively manage a team responsible for performing a large volume and variety of real estate transaction projects.
+ Implement real estate plans with an understanding of the client's strategic real estate goals. Assists with project initiation and scope definition, prioritization of assignments, and adherence to client-driven priorities, commitments, and milestones.
+ Concurrently act as landlord/seller agent and tenant/buyer agent and effectively facilitate the negotiation of business terms and conditions for a wide variety of commercial real estate product including land, office, retail, and industrial.
+ Assist with project initiation and scope definition, including identification of client's needs, goals, objectives, constraints, timing budget.
+ Coordinate field broker selection and other required resources, subject matter experts, business partners, etc. If necessary, facilitate client review and approval of proposed team resources for the completion of transactions.
+ Responsible for overseeing a large variety of analyses and all relevant documents, including but not limited to: project initiation, Requests for Proposals (RFPs), proposal comparison packages, letters of intent, and broker's opinions of value.
+ Understand how to review, analyze, and interpret financial analysis templates including book and cash flow projections, NPV (net present value), and/or IRR (internal rate of return) financial analyses. Facilitate the development of a robust client report package. Prepare and deliver effective presentations to relevant parties.
+ Adhere to all state real estate agency requirements. Ensure compliance with CBRE's corporate policies as relates to identifying and mitigating potential conflicts of interest.
+ Work closely with CBRE and/or client's Lease Administration, Project Management, Facility Management, and Finance/Accounting teams to ensure integration between the service lines.
+ Closely track all transaction activity (commissionable and non-commissionable), prepare commission forecasts and vouchers, and account for all savings results achieved on behalf of clients.
+ Administer quality assurance program, tracking and reporting of Key Performance Indicators (KPIs), and customer satisfaction surveys.
+ Other duties may be assigned.

+ Bachelor's degree with a minimum 8-10 years of related experience and/or training.
+ Real Estate Salesperson license is required.
+ Ability to effectively respond to sensitive issues. Advanced computer software application (Microsoft Excel, Word, PowerPoint, Outlook, etc.) and Internet navigational skills. Strong interpersonal and organizational skills with ability to manage multiple projects simultaneously.
+ Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.
+ Requires in-depth knowledge of financial terms and principles. Reviews complex financial/business analysis and reports prepared by subordinates. Ability to analyze the most complex business/financial data and develop innovative solutions. Develops and implements financial policies and procedures. Approves and oversees department budget.
+ Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions. Draws upon the analysis of others and makes recommendations that have a direct impact on the client.

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the Transaction Management Director position is $160,000 annually and the maximum salary for the Transaction Management Director position is $175,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience.
