    Description

    Comunilife Inc.is looking for an experienced Assistant Facility Director to join its Maintenance Management Team. The Assistant Facilities Director of Congregate Sites will report directly to the Director of Facilities, this management position is responsible for the implementation of standard building operating procedures and maintenance, including preventative maintenance schedules and repairs. This position will work directly with the Program Director, Real Estate Department Staff especially the Property Manager, all equipment and service vendors and contractors to ensure that all maintenance issues are effectively addressed in a timely manner. This position will provide on-call coverage for overnight and weekends in collaboration with the Director of Facilities and the Property Managers and Program Directors of their assigned properties. Position requires on call status to respond to emergencies off hours (nights and weekends). The position is located in Brooklyn with travel to locations throughout the city.

    Essential Duties:

    + Assist in preparation for annual building wide inspections conducted by State and City agencies, lenders and investors.

    + Conduct regular preventative maintenance walkthroughs and internal audits of the facilities to ensure compliance with contracts and state and city building regulations.

    + Maintain maintenance contracts with vendors and contractors related to major building equipment (Elevator, Heating and Ventilation systems), plumbing, and other areas of the building structure.

    + Follow up with appropriate corrective actions for deficiencies that have been identified during walkthroughs and audits of the facilities.

    + Collaborate with the Program, and Real Estate teams to address specific facility issues. Review and follow up on related Work Orders.

    + Work on corrective actions for summonses/violations/city complaints when necessary.

    + Collaborate with Director of Facilities with developing preventative strategies/systems to reduce violations/summonses.

    + Ensure appropriate Facilities response to tenant concerns about maintenance when necessary. Respond to urgent and emergency situations promptly.

    + Ensure data is properly entered into maintenance database; review/prepare reports (as needed) to effectively manage building operations.

    + Assist in preparations and maintain the safety of the exterior of properties prior to and during inclement weather.

    + Assist staff assigned to each property/facility to maintain the necessary supplies and materials related to the cleaning and repairing of the interior and exterior of the properties.

    + Perform other related duties as assigned.

    Qualifications

    Education and Experience Requirement(s)

     

    Minimum of 5 years of progressive experience and responsibility in a facility maintenance field, 3 of which were in a supervisory position directing a multi-functional maintenance staff at multiple sitesAssociates or Bachelor degree or certification in the area of technical training in plant maintenance, Facility Management or equivalent is desired
