JOB OVERVIEW
The Real Estate Development Analyst supports Sunrise’s Real Estate Development and Investment teams across all phases of the development lifecycle, including site selection, financial underwriting, due diligence, entitlement, design coordination, pre-construction planning, project financing and post-development asset management. This role also contributes to the strategic and financial evaluation of opportunities and collaborates with internal and external stakeholders to ensure projects are well-positioned for success and aligned with Sunrise’s growth objectives.
This position will be a hybrid role and must work onsite at our McLean, VA corporate location on Tuesday and Wednesday each week.
RESPONSIBILITIES & QUALIFICATIONS
Responsibilities:

• Conduct in-depth macro-economic research to evaluate potential development sites and investment opportunities, focusing on demographic, economic and political trends across key U.S. markets
• Assist in site identification and acquisition, including preparation of supporting analysis and materials
• Prepare detailed feasibility studies to assess project viability, incorporating micro-market conditions, demographic research, economic trends and zoning laws
• Develop, refine and maintain dynamic financial models (e.g., proformas, development budgets, cash flow projections) for new and redevelopment projects, including capital stack structure and return on investment (ROI) analysis
• Support the preparation and review of letters of intent and purchase agreements for land acquisition opportunities
• Assist in preparing and reviewing due diligence materials, including environmental reports, title reports and lease agreements
• Provide analytical and project management support during the negotiation and structuring of development agreements, including joint ventures and partnerships
• Assist in preparing investment memorandums, timelines, forecasts and financial reports that provide clear insights and recommendations to senior management and/or the Board of Directors
• Monitor and report on the financial performance of active development projects, comparing actuals to forecast and identifying key variances, risks and mitigation strategies
• Manage and analyze development cost reports to ensure adherence to budget and schedule and identify variances and potential risks
• Ensure development activities remain compliant with regulatory requirements and company policies, particularly in relation to zoning, permits and environmental reviews
• Maintain compliance in assigned required training and all training required by state/province or other regulating authorities as applicable to this role to ensure that Sunrise standards are always met
• Perform other duties as assigned
Core Competencies:
• Demonstrated ability to interpret demographic, economic and market data to support investment decisions, feasibility studies and long-range development planning
• Proficiency in building and maintaining complex financial models, including proformas, development budgets and ROI analyses, that support project underwriting and capital planning
• Skilled in conducting comprehensive market and site-level research and supporting the due diligence process across environmental, legal and regulatory dimensions
• Ability to coordinate effectively with internal departments and external partners, including legal, design, construction and municipal agencies, to support all stages of the development lifecycle
• Proven ability to monitor project performance against key financial and schedule benchmarks, identify emerging risks and contribute to mitigation strategies and reporting
Qualifications:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed throughout this job description are representative of the knowledge, skills, and abilities required.
• Bachelor’s degree in Real Estate, Finance, Economics or a related field
• Minimum of three years of experience in real estate development or commercial real estate finance preferred
• Familiarity with regulatory frameworks and compliance requirements related to real estate development
• Strong real estate financial modeling skills using Excel, with the ability to analyze large datasets, perform cash flow analysis and conduct market feasibility assessments
• Proficient in leveraging AI tools for real estate analysis, including market research, property valuation and modeling for investment analysis
• Proficiency with project management tools and development software
• Strong negotiation and contract management skills
• Strong ability to communicate complex financial data and development strategies clearly to senior executives and stakeholders
