    Description

    JOB SUMMARY: The Assistant Director of Maintenance assist the Facilities Director in organizing, monitoring, supervising, and performing maintenance, including, but not limited to, routine, new construction, and renovations at various Institutional locations.

    CHARACTERISTIC JOB TASKS AND RESPONSIBILITIES :

    + Manage and supervise all equipment repairs, including, but not limited to, workload and quality oversight;

    + Assist in the coordination of set up/tear down for special events, such as, but not limited to, Auction Gala, Commencement, etc.;

    + Provide input on planning, prioritize, assign, supervise, and participate in Institutional maintenance;

    + Assist in establishing schedules and methods for providing Institutional maintenance services; identify resource needs;

    + Participate in the development of goals and objectives, as well as, policies and procedures, make recommendations for changes and improvements to existing standards, policies, and procedures, participate in the implementation of approved policies and procedures, and monitor work activities to ensure compliance with established policies and procedures;

    + Participate in the preparation and administration of the facility maintenance budget, submit budget recommendations, monitor expenditures, prepare cost estimates, submit justifications for equipment, and monitor budget expenditures;

    + Assist in monitoring supplies and equipment, order supplies and tools as necessary, as well as preparing documents for equipment procurement, and prepare specifications and contracts for contract services;

    + Participate in the coordination of training in Institutional maintenance and safety methods, procedures, and techniques;

    + Provide input to develop and organize preventative maintenance and safety inspection programs for all Institutional facilities and equipment;

    + Assist in coordinating construction projects, remodels, and other special projects;

    + Assist in the preparation of various contracts, requests for proposals, and reports;

    + Perform more technical and complex tasks of the work unit;

    + Attend and participate in professional group meetings; maintain awareness of new trends and developments in the field of facility maintenance; incorporate new developments as appropriate into programs;

    + Help coordinate with contractors;

    + Acts as departmental representative with faculty, staff, students, and visitors in a professional, friendly manner.

    + Promotes and preserves the mission of LECOM.

    + Contribute directly to the Mission of LECOM embodying the essence of Osteopathic Principles and Practices by assisting with Institutional fundraising and participating in the LECOM Scholarship Auction;

    + Participate in scholarly activity so to enrich and broaden the student learning experience;

    + Commit to being a representative of LECOM by being actively involved in the community, including, but not limited to, serving on Boards, participating in community fundraisers and overall outreach; and

    + Accept other duties assigned/needed for the Institution’s needs.

    Minimum Requirements

    KNOWLEDGE, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS : Must possess required knowledge and be able to explain and demonstrate, with or without reasonable accommodations, that the essential functions of the job can be performed.

     

    + Knowledge of operations, services, and activities of a building maintenance, repair, and various construction programs;

    + Knowledge of materials, methods, terminology, equipment and tools used in the maintenance, repair, and construction of building structures and systems including those used in performing rough and finished carpentry, plumbing, heating, electrical, mechanical, and painting work;

    + Ability to supervise, train, and carry out performance evaluations;

    + Knowledge of basic principles and practices concerning budget preparation and administration;

    + Knowledge of equipment, tools and materials used in facility maintenance activities;

    + Knowledge of principles and practices of safety management (OSHA);

    + Office procedures, methods, and equipment including computers and applicable software applications such as word processing, spreadsheets, and databases;

    + Knowledge of and ability to follow pertinent local, state and federal laws, ordinances, codes, and rules;

    + Ability to read and understand construction drawings, plans and specifications;

    + Ability to organize, implement and direct facility maintenance operations and activities;

    + Supervise, train and evaluate assigned staff;

    + Interpret and explain pertinent department policies and procedures;

    + Develop cost estimates for supplies and equipment;

    + Perform the most complex maintenance duties and operate related equipment;

    + Demonstrate tact and diplomacy with the employees and the overall visiting public;

    + Ability to communicate clearly and concisely, both orally and in writing;

    + Ability to establish and maintain effective working relationships with those contacted in the course of work;

    + Ability to pay attention to detail and demonstrate quality work ethic on a consistent basis;

    + Be able to be flexible to accept other duties needed/assigned for the Institution’s needs;

    + The ability to work cooperatively and collegially with others, consistent with a workplace of dignity and respect and EEO rules and regulations; and

    + The ability to report to work as scheduled, ready to devote full attention and energy to the important work of LECOM.

    MINIMUM QUALIFICATIONS : Education and experience equivalent to:

    Education/Training: A high school diploma or GED equivalent required.

     

    Experience: Must have a minimum of five to ten (5-10) years’ of experience in construction and maintenance, including supervisory experience.

     

    License or Certificate: Possession of an appropriate, valid driver's license.
