Job Description Summary
This position supports the Assistant and/or Chief Engineer and Sr. Facilities Manager in the day-to-day maintenance, repair, and efficient operation of all building systems and equipment on behalf of the client. The Engineer will accurately and perform timely routine operation, inspection, maintenance, and repairs all HVAC, mechanical, electrical, and plumbing equipment, and systems in assigned facilities to obtain the most efficient operating results and life expectancy. Can include HVAC, boiler, heating, refrigeration, water, and energy systems to ensure the effective operation of the client facility.
Position assures that equipment is being maintained in an energy-efficient and safe manner, and downtime is reduced to a minimum by anticipation of necessary repairs and maintaining records of past operating experiences. Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.
The Engineer will perform at the highest of ethical standards, reflecting the core values of C&W as defined in its Code of Conduct, Policies and Procedures Manual, and other related company policies.
Job Description
Education
+ High School Diploma or GED required
+ Trade school or apprenticeship program preferred
Experience
+ Minimum 4 years of technical experience in:
+ HVAC systems
+ Plumbing and electrical systems
+ Equipment repair and maintenance
+ System design and application
Licenses & Certifications
+ Valid state driver’s license
+ Trade-specific licenses (e.g., Journeyman, Master Electrician, Steam Engineer)
+ EPA Section 608 “Universal” certification for refrigerants
Skills & Abilities
+ Proficient in HVAC, boilers, pumps, compressors, and gas/water systems
+ Knowledge of energy management and building systems
+ Strong interpersonal skills for tenant and vendor interaction
+ Basic computer skills (Outlook, Excel, Word)
+ Comfortable using smartphones/tablets and video conferencing tools
Job Responsibilities
Maintenance & Repair
+ Perform preventive maintenance and repair on:
+ Mechanical, electrical, lighting, and other facility systems
+ HVAC systems and associated equipment
+ Electrical distribution and plumbing systems
+ Building interiors/exteriors and grounds
+ Conduct major repairs:
+ HVAC: compressors, condensers, evaporator coils
+ Plumbing: water piping, steam traps, sewage lines, fixtures
+ Electrical: conduit piping, cable pulling, panel and motor maintenance
+ Operate and maintain:
+ Boilers, heaters, pumps, valves, and steam/water distribution systems
+ Refrigeration systems and air conditioning units
+ Air compressors and distribution systems
+ Water filters, softeners, and related plumbing
+ Electrical motors and engines
+ Building automation systems (HVAC, sensors, consoles)
+ Sanitary sewer systems and sump pumps
+ Trash compactors and kitchen equipment (excluding tenant-owned)
General Maintenance Tasks
+ Toilet facility repairs (e.g., soap dispensers)
+ Light fixture maintenance and lamp replacement
+ Ceiling tile removal and minor furniture/floor repairs
+ Door hardware and Venetian blind maintenance
+ Equipment room painting and HVAC filter replacement
+ Mechanical space cleaning and equipment cleanup
+ Miscellaneous handyman tasks and fire extinguisher replacement
Operational Duties
+ Conduct facility inspections and due diligence reporting
+ Recommend improvements to preventive maintenance programs
+ Maintain inventory and stock control
+ Ensure compliance with safety codes, regulations, and company policies
+ Respond to emergencies and perform light travel if needed
+ Maintain a clean and safe work environment
+ Submit monthly reports on building operations
+ Recognize and mitigate safety hazards using proper PPE
Vehicle & Special Site Responsibilities
+ Maintain company-assigned vehicle (registration, insurance, inspections)
+ Log expenses via C&W vendor systems (Element, Workday)
+ Perform maintenance in Controlled Environmental Vaults (CEVs) as needed
+ Execute other operational tasks as assigned

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.
The company will not pay less than minimum wage for this role.
The compensation for the position is: $36.00 - $36.00
