Are you an experienced maintenance professional looking to apply your skills in a medical facility setting? We’re seeking a **Facilities Maintenance Technician** to manage maintenance operations across a portfolio of **Medical Office Buildings** in the Indianapolis area. This role involves HVAC maintenance, minor electrical and plumbing repairs, and regular preventive maintenance to ensure a safe and efficient environment.
Key Responsibilities
+ Conduct general building maintenance, including replacing ceiling tiles, repairing doors, restroom fixtures, lighting, and other finishes.
+ Perform minor electrical repairs on receptacles, switches, ballasts, and facility lighting.
+ Address plumbing issues, including repairs and replacements for water heaters, urinals, toilets, and automatic faucets.
+ Perform weekly and monthly generator load transfers to ensure reliability.
+ Monitor and manage fire alarm and notification systems, as well as oversee fire system impairments for testing or construction.
+ Understand the importance of water treatment and maintain wet sprinkler systems.
+ Respond to HVAC comfort calls, troubleshooting and repairing base building HVAC equipment.
+ Adjust and optimize building management systems for occupant comfort and energy efficiency.
+ Execute preventive maintenance on building systems and coordinate outsourced vendor maintenance.
+ Order materials and contractor services in accordance with established contracts and procedures.
+ Utilize basic hand tools and a multi-meter to diagnose and troubleshoot facility equipment.
+ Maintain a clean, organized environment, including mechanical rooms, storage areas, and vacant spaces.
Qualifications & Skills
+ **Experience:** Minimum **3 years** in facility maintenance ( **7+ years preferred** ), ideally within **medical office buildings or surgery centers** .
+ **Technical Expertise:** Proficiency in **HVAC, electrical, plumbing, drywall, painting, and general facility maintenance** .
+ **Software & Tech:** Basic **Microsoft Office and smartphone technology** skills.
+ **Communication:** Strong ability to determine when to call versus email, as well as excellent written communication.
+ **Problem-Solving:** Ability to troubleshoot and resolve building system issues efficiently.
+ **Preferred Experience:** **Healthcare facilities** or **surgery center environments** .
Work Environment
This role operates within **medical office buildings** , including outpatient centers and surgery centers. Individuals should be comfortable working in a healthcare setting where cleanliness, functionality, and safety are essential.
Pay and Benefits
The pay range for this position is $28.00 - $35.00/hr.
