    An Electrician, Maintenance performs a variety of electrical trade functions such as the installation, maintenance, or repair of equipment for the generation, distribution, or utilization of electric energy. Work involves most of the following: installing or repairing any of a variety of electrical equipment such as generators, transformers, switchboards, controllers, circuit breakers, motors, heating units, conduit systems, or other transmission equipment; working from blueprints, drawings, layouts, or other specifications, locating and diagnosing trouble in the electrical system or equipment, working standard computations relating to load requirements of wiring or electrical equipment, and using a variety of electrician's hand tools and measuring and testing instruments. In general, the work of the maintenance electrician requires rounded training and experience usually acquired through a formal apprenticeship or equivalent training and experience

    Responsibilities

    + **Priority Responsibilities:**

    + Experience with commercial/industrial HVAC & air handling systems including electric heating units and chilled water loop

    + Basic electrical service experience with both high and low voltage

    + Basic plumbing repair knowledge

    + **General:**

    + Provide input used in annual and 5-year plans, including recommending replacements, alterations, upgrades, or additions for facilities or equipment based on operational needs.

    + Assist with providing data to assist with cost estimates and projections of facility expenditures.

    + Provide documentation and estimates required for larger dollar projects to be incorporated into forecasts and plans.

    + Coordinate, track, and oversee approved replacements, alterations, upgrades, or additions to facilities or equipment and ensure that they are accomplished as planned.

    + Use project management principals to ensure timely, successful completion of projects and tasks.

    + Keep the WAPA task managers, COR or CO informed on the status of projects and tasks.

    + Act as the technical contact person with local government officials and utility service providers on Facility matters and ensure impacted parties are kept informed.

    + Assist the COR and CO regarding contracts for services, construction, materials, and equipment.

    + Provide input for statements of work for work to be performed by other contractors, or specifications for acquisition of equipment or supplies.

    + Assist WAPA’s CO and/or COR in monitoring compliance with WAPA’s safety regulations and other WAPA procedures and requirements as applicable. Alert the COR immediately of any known or suspected safety violations on the part of contractors.

    + Coordinate closely and cooperatively with others involved in facility support including maintenance, communications, safety and security staff and provide assistance when required in troubleshooting, resolving problems, and implementing improvements.

    + **Maintain Building Systems:**

    + Ensure the continuous operation and maintenance of facilities and building systems including but not limited to heating ventilation and air conditioning (HVAC), control and monitoring, elevators, electrical, plumbing, lighting, utilities, emergency power, either directly or through oversight of services provided by contractors.

    + Ensure availability of spare parts for critical systems. Identify and locate facility parts and supplies and provide information so that authorized Federal staff may place the orders. Keep track of inventory of spare parts.

    + **Preventive Maintenance:**

    + Perform routine inspection of all facilities systems and equipment including: HVAC, lighting, plumbing, painting, uninterruptible power supply, ice machines, roofing, security, access systems, fire alarm systems, fire suppression systems, pest control, and electrical to identify problems and plan maintenance activities.

    + Establish maintenance schedules and ensure all routine, preventive maintenance work is completed at recommended intervals.

    + Accomplish preventive maintenance including changing belts and filters, greasing bearings, etc.

    + **Unscheduled Maintenance:**

    + Monitor alarms, respond to facility problems, troubleshoot, and resolve problems.

    + Ensure unscheduled maintenance is performed as necessary.

    + Accomplish minor repairs.

    + Accomplish or monitor work outside of normal business hours.

    + **Repairs and alterations to buildings and grounds:**

    + Escort other contractors performing work such as building repairs and alterations (e.g., interior and exterior painting, movement of walls, doors, outlets, partitions, flooring, lighting, installation of carpet).

    + Contact appropriate sources for maintenance, repairs, and other facility support.

    + Maintenance of buildings and grounds. Accomplish or arrange for and oversee the accomplishment of maintenance tasks, including but not limited to:

    + Ensure buildings and grounds are properly maintained, including janitorial services, grounds/landscape maintenance, snow removal.

    + Ensure conference or meeting rooms present a professional appearance, are clean, organized, and calendars are current and that the rooms are set up correctly. Set up rooms as necessary. Ensure that audio visual and other equipment is available and in working order.

    + Perform non-janitorial housekeeping functions to maintain a clean and neat facility.

    + Miscellaneous tasks including but not limited to the following: hang pictures; assemble furniture; accomplish office and workstation/systems furniture moves; install light bulbs; move wall outlets; repair plumbing; install, repair, or adjust doors; address heating and cooling concerns; adjust or repair gates; paint rooms and the exterior of the facility; accomplish emergency snow and ice removal; escort and monitor work performed by contractors; keep mechanical room orderly; perform emergency clean-up services; periodically check bulletin board for outdated ads/notices and remove.

    + **Implement office space layouts and changes:**

    + Prepare reports and layouts to match space to functional requirements.

    + Assist customers to plan their space needs. Make recommendations to RMR management concerning office and building layout.

    + Accomplish or oversee office alterations.

    + Assist the COR in ensuring union coordination is obtained before starting work on projects that could potentially result in any change in working conditions for Federal employees.

    + Inventory systems furniture and recommend parts to be ordered by authorized Federal staff as necessary.

    Qualifications

    + High School/GED.

    + Must have minimum two (2) years of experience in field, including experience with HVAC systems.

    + A valid CDL driver's license is required.

    + Must be a U. S. citizen.

    + Must be able to pass suitability background check.

    Desired Qualifications:

    + Project management experience.

    + HVAC certification.

    + Familiarity with Metasys UI as an operator or administrator.

    + Forklift and Mobile Elevating Work Platform (MEWP) certified.
